A new milestone in the history of residential development in the XIIIth district - Park West 3 handed over
The third phase of the highly successful Park West project, LIVING, has reached a milestone: the development has received the occupancy permit, marking the handover of the 230-apartment development, according to a company statement.
Its brand specialising in residential developments, WING, launched its 13th district Ferdinánd Quarter development in 2019, located on Szabolcs Street. rel="noopener">LIVING, launched the Park West project in 2019 in the heart of the Ferdinánd quarter in District XIII, on Szabolcs Street, which will be built in four phases. The first phase of the project, comprising 229 apartments, Park West 1, was completed in 2022, and the second phase, Park West 2, with 234 apartments, was completed in 2023.
The third phase, Park West 3, with 230 apartments, has now obtained the occupancy permit, while the fourth and final phase, Park West Rise, will be launched for sale in July 2025.
Excellent location and active urban lifestyle
The residential complex is located just a few steps from Dózsa György út and Lehel utca, making it easily accessible on foot, by car, bicycle and public transport: The M3 metro, tram 14, bus 105, trolley 75 and several night bus stops can be found on the surrounding main roads, while the Westend shopping centre, the Városliget, the Budapest Zoo and the renovated Széchenyi Baths are also within a quarter of an hour's walk.
With this development, LIVING is primarily targeting the urban and active lifestyle crowd, for whom location, accessibility and the amenities of the residential complex are important.
Energy efficiency and quality workmanship
The A+ energy rating Park West 3 offers a range of comfortable, sunny homes, from efficient, practical studio apartments to five-bedroom penthouses with panoramic views, all with above-average technical content, energy efficiency and high standards of finish.
The heat pump and surface cooling and heating system, the triple glazed façade windows and the 15 cm of thermal insulation ensure the right temperature for the residents at all times of the year.
"The handover of the third phase of the Park West project is another milestone in the life of one of the prestigious investments of LIVING and a key element in the transformation of the XIII district. The area, also known as the Ferdinand Quarter, has been transformed in recent years from its industrial past into a liveable, modern district, and is now competing with the narrow inner city through outstanding infrastructure and conscious urban development. Moreover, the rust belt classification is an additional attraction for buyers with the possibility of a VAT refund 5%"
- said Tibor Tatár, head of WING's residential and office development business in Hungary.
The LIVING offers a service rarely available on the market: the LIVING Service enables homeowners to streamline the management of their property, whether it is the taking over of the property by an independent technical inspector, the rental and management of the property, the furnishing of the property or even its resale.
Services that make everyday life easier
The Park West 3 also offers community amenities that support modern urban living, as is common in LIVING properties. The spacious communal living room provides a meeting place for neighbours and friends, with a play area for children, so you can even host birthday parties for the little ones. In addition to an office corner for comfortable home working, there will also be a 0-24 hour parcel drop-off point and a handy shed with tools for residents to use.
All the apartments in the project will be equipped with smart smart home solutions as standard, which will increase comfort, security and energy efficiency at the same time. The three basic SMART Home packages are available in a choice of three different packages, while the SMART+ package offers additional, customisable features for those who want an even more personalised experience.
LIVING's proprietary mobile app makes it easy not only to personalise your smart home devices, but also to use community services. For example, residents can pre-set the temperature of the apartment by time of day, communicate remotely via the camera intercom when a guest arrives, book the communal living room for a family event or even borrow tools from the communal shed.
