Premium materials, large balconies and state-of-the-art mechanicals make SZABADICS the first owner-occupied development of its kind.

The SZABADICS Építőipari Zrt.. The holiday home at 5 Ifjúság sétány is connected to the neighbouring complex in terms of its massing; however, its arched corner balconies, non-hierarchical cornice division and ground floor travertine limestone cladding link the ten-apartment building to the golden age of holiday home architecture on Lake Balaton.

Direct contact with the stunning environment

A private garden has been created for the ground floor holiday units and a long cantilevered balcony for the first floor units on the four-storey building on a plot of 1385 m2. The exterior of the detached house is defined by materials that reflect its surroundings: travertine limestone tiling on the lower level, white premium precious plaster on the upper levels, aluminium windows, louvred shutters and aluminium rail-mounted, captured glass balustrades enhance the quality of the building, while stone porcelain terrace tiling also serves to give its residents a premium environment.

Ranging in size from 74.5 m2 to 116 m2, each of the residential units is designed to showcase the unique potential of the site:

The panoramic view of Lake Balaton was one of the main design considerations, with all the holiday units of the building opening up to nature as much as possible.

The full-wall glass surfaces, the wide balconies, the airy glass balustrades, all serve the purpose of providing the future residents with a constant visual contact with the Balaton environment.

Fighting the water

Géza Rajkay, project manager, helped us to learn about the details of the project. As he said, the works were made difficult by the size of the site, which was not suitable for storing large quantities of materials, so they had to organise the arrival of formwork and building materials with great care, which could often only be delivered to the site in small quantities to suit the pace of use.

"The work was also made difficult," he added, "by the heavily parked cars due to the summer traffic at the neighbouring beach in Csopak."

The building was constructed using a monolithic reinforced concrete load-bearing structure, with a monolithic reinforced concrete slab slab, the installation of which caused a particularly exciting moment for the contractors.

"The water level of Lake Balaton peaked during the foundation works in February 2024. During the construction of the required load-bearing bedding, the water of Lake Balaton appeared on its lower level, which made it difficult to achieve the correct bedding load-bearing capacity," said the project manager.

Sound-insulating partition walls delimit the apartments, which have heat pump underfloor heating and ceiling heating-cooling, in addition to mechanical ventilation in all apartments.A plaster system with 20 cm of insulation has been applied to the façade of the house, and solar panels have been installed on the slab to provide energy for the common areas. The large cantilevered balcony slabs required careful structural design, calculation of deflection and correspondingly accurate execution.

Reference project built

Szabadics Roland, Chief Operating Officer of SZABADICS Építőipari Zrt., pointed out:

„We consider our first property development project, which was financed from our own capital, to be a benchmark, and we will be looking for similar opportunities in the future. High quality and professional customer relations were fundamental considerations, and to this end, we worked with the sales team and Unique Homes Kft to build a modern, eye-catching website with our own image for sales, and we welcomed customers with a high level of personal availability. Accordingly, we chose luxury quality solutions in several elements: the design of the communal areas, the glass railings, the doors and windows, and even the mechanical engineering are all top-of-the-range.”

Together with the general contractor KD Mérnöki Ltd, the entire design-build was carried out using BIM, which allowed to eliminate a large extent the trade clashes and quantity variations; which proved to be very important due to the size of the site and the prime location of the construction.

Thanks to this, the contractor has now been able to complete the construction work, which started in January 2024: only the finishing touches are still being done, such as landscaping, terrace cladding, glass railings and painting repairs, and in the next few days, the owners will be able to take possession of their energy-efficient, panoramic homes.
