Gönyű seeks developer and contractor through tender – 14-apartment condominium may be built in town centre

The local government of Gönyű has announced a public, multi-round tender for the sale of its inner-city property and the construction of a 14-unit apartment building. What makes this project unique is that the development can be carried out based on existing design documentation, and the completed building will receive local protection status.

The project will be implemented in the town centre, at 9 Bem József Street, and will follow a classic municipal development model: in addition to selling the property, the winning bidder will also be responsible for construction.

The property is classified as a town centre (Vt) location, where the maximum buildability is 20 per cent. The area is affected by an archaeological site, which may entail additional tasks in the preparation of the construction.

The competition starts with a minimum price of 120 million forints.

The minimum acceptable purchase price is HUF 120 million net, which includes the transfer of the design documentation and the provision of electricity. A condition of bidding is the payment of a deposit equal to 10 per cent of the offered purchase price.

The local government shall conclude a mixed-content contract with the successful tenderer, which shall stipulate both the sale and purchase and the obligation to perform the work. The investment shall be financed by the purchaser and shall be carried out for the purchaser's own benefit.

Strict technical control and warranty obligations

The deadline for completion is 18 months from the date of signing the contract, which may be modified in justified cases. The investment will be monitored by the local government's technical inspector, and the successful tenderer must provide a bank guarantee or performance bond.

Following technical handover, a 36-month warranty period shall commence, with 15 working days available for the repair of warranty defects.

Right of first refusal on two flats

The local government reserves the right of first refusal on two flats in the completed building, at a maximum gross price of 850,000 forints per square metre, in turnkey condition. This solution gives the municipality the opportunity to support local housing policy objectives.

Applications can be submitted until the end of March.

The deadline for submitting bids is 30 March 2026, and the winner will be the bidder who offers the highest purchase price and accepts the terms and conditions. The decision will be made by the representative body.
