The Market Csoport brings together all its development expertise under one roof

The previous era of volume-driven expansion is being replaced by an era of efficiency, prudent resource management and focused professional operations.

Market Csoport is adapting its operations to the changed economic environment, market demands and the new industry cycle, according to a statement from the group.

The group’s two companies specialising in strategically important developments, Property Market Ingatlanfejlesztő Kft. and Market Asset Management Zrt., will in future continue their operational activities under the single brand name Property Market.

They emphasise that ongoing investment projects – including The Icon by Marriott Residences Budapest and Gellért Verdant Residences – are continuing without disruption, whilst the group has also begun preparations for new projects.

They are strengthening their capabilities in the areas of in-house investments and serving external partners

They explain that the decision is based on the fact that the property and construction sectors have been undergoing significant structural transformation in recent times. „The previous era of volume-driven expansion is being replaced by an era of efficiency, prudent resource management and focused professional operations,” they write.

As a result of the organisational integration, the property development, technical preparation and project management tasks, together with the entire team of specialists responsible for them, will be incorporated into the Property Market organisation.

They emphasise that, with this move, the group is centralising its development and investment expertise under one roof, thereby strengthening its professional capabilities both in terms of its own investments and in serving external partners.

Development and construction activities are clearly distinct from capital market fund management activities

In parallel with the merger, the financial and capital market profile is also being streamlined: Sándor Makra will continue to serve as Chief Executive Officer, overseeing MAM Befektetési Alapkezelő Zrt. – the entity established at the end of last year to coordinate strictly supervised institutional asset management and investment structures. This ensures a clear institutional separation between development and construction activities and capital market fund management, guaranteeing the independent and stable operation of capital market fundraising and the financial infrastructure.

Ákos Kiss, managing director of Property Market, will take over the management of the merged property development organisation. Under the new structure, Gábor Nagy will take on the role of Chief Financial Officer, whilst Tamás Fodor will serve as Director of Investment. Krisztina Tóth will head up the Business Development Division; she has been a key member of the group for over a decade and will continue in her role as a director within the merged organisation.

New property transactions have been completed

The statement also notes that the organisational restructuring directly supports the momentum of the ongoing priority investment projects.

The regeneration of the former Körszálló is progressing at a steady pace; under the name The Icon by Marriott Residences Budapest, it is being developed as the country’s first international branded residential project, whilst preserving the capital’s iconic skyline. Also proceeding according to plan, and amid keen market interest, is the construction of the premium residential complex Gellért Verdant Garden, situated on the southern slope of Gellért Hill on Kemenes Street.

„In addition to its existing projects, Market Csoport has been consistently closing new property transactions over recent months, laying the foundations for future growth,” they add.
