The development of the residential complex being built beside Lake Kána has reached an important milestone

The Atenor project is designed to strike a balance between green surroundings, low-density development and modern living facilities.

The fourth building of the first phase of the Lake11 residential complex , comprising 22 flats, has been granted a certificate of occupancy, bringing the total number of completed flats to 265, according to a press release from the project.

The project will be delivered in five phases comprising 18 buildings, making it a major residential development in the area in the long term.

The Lake11 project is situated in one of Újbuda’s key development areas, near Lake Kána. The aim of the project is to create a liveable residential environment that retains its value in the long term, based on a balance between green surroundings, spacious layout and modern living facilities.

A variety of community and recreational functions

The development places particular emphasis on features designed to enhance residents’ everyday comfort and quality of life: the residential complex will include an underground car park and electric vehicle charging facilities, as well as services to be introduced in later phases, such as a medical centre and a nursery. As part of the project, a range of community and recreational facilities will also be provided for residents, including

  • promenades,
  • running track,
  • playground,
  • outdoor fitness park
  • and a dog run.

These developments are being implemented in parallel with the individual phases.

Within easy reach of the main amenities

The local amenities are also excellent: the nearby sports centre, featuring a swimming pool, gym, and tennis and squash courts, is open to residents, whilst the Kamaraerdő nature reserve is an ideal spot for walking, running or hiking all year round.

Shopping and service facilities are also easily accessible; among others, the shopping centres in Budaörs and Etele Plaza offer a wide range of options. The residential complex also benefits from excellent transport links: in addition to nearby public transport options, the M1, M7 and M0 motorways provide quick access.

Smart homes with energy-efficient operation

The range of properties at Lake11 covers a wide spectrum, from garden-facing flats and duplexes to penthouse homes, featuring large terraces and well-thought-out layouts, all built to a technical standard that exceeds market norms.

The buildings in the first phase utilise a geothermal heating and cooling system featuring ceiling-mounted climate control, energy-efficient operation and basic smart home functions. The apartments feature large terraces, uniform external shading and high-quality materials.

Natural light, large windows and spacious terraces

Several architectural firms with both international and domestic experience are working on the design of the residential complex, including Vikár & Lukács, DDS Coldefy, Stúdió 100 and ArtOne, whilst the lakeside villas in Building VIII were designed by the architectural firms Demeter Design and Coldefy. The design philosophy aims to create timeless buildings that blend into their surroundings, where natural light, large glass surfaces and spacious terraces play a defining role.

The developer, ATENOR, is a listed property development company with a presence in several European countries, which is also working on a number of large-scale projects in Hungary. Lake11 is a key component of the company’s domestic portfolio, and sales for the second phase of the project are set to begin shortly. „Obtaining the occupancy permit for Building VIII marks an important milestone in the development of Lake11.
