The capital's new shopping centre unveiled

Published

One of the key elements of the new city centre in Zugló is the Bayer Construct; the character of the Zenit Corso is given by a special translucent cladding. More photos of the entry will be posted soon!

The district's new shopping centre was presented to the press in Zugló: Zenit Corso was built next to the Bosnyák Square market by Bayer Construct Zrt.. The new plaza was built as part of the comprehensive urban development project Zenit by Bayer, which included the construction of office and residential areas, as well as significant infrastructure developments.

The complex will open on 16 October with approximately 11,000 square metres of retail space available for lease. The shopping centre's character is defined by a unique perforated metal cladding. Behind this is a unique, easily replaceable, rail-based LED lighting system, so that in the evenings, the light flowing through the gaps takes on a special form on the illuminated façade.

The inner courtyard forms an open central space

As we indicated in our previous article our previous article, the investment did not result in a covered, mall-like building, but rather a combination of a street mall (an uncovered shopping centre consisting of single-storey shops – ed.) and a traditional shopping centre. Accordingly, the service providers' shops are arranged around an inner courtyard that forms an open central space.

A number of small service outlets will be available on the ground floor, including terraces. The first floor will be occupied by shops with a higher space requirement, including Sinsay, Rossmann and Pepco. The shopping centre will be served by a 530-space indoor car park.

After Zugló, the Group will also launch developments in the 15th and 13th districts

At Wednesday's press event, Akos Balla, Sales Manager of Bayer Property stressed that the owners of the apartments built in the Zenit by Bayer project will see a significant increase in value tomorrow due to the opening of the mall. At the same time, he also gave a detailed briefing on the future developments of Bayer Property.

It was revealed, among other things, that the Bayer Construct group of companies will start the construction of more than 3000 apartments in the 15th district. A project of a similar scale will be carried out in the 13th district, where more than 2,000 apartments will be built in a major project.

The new district will also decongest the city centre

Márton Király, Senior Project Manager of Bayer Property, recalled in his speech that the area of the development in Zugló was a neglected zone until 2022.

He stressed that the Zenit by Bayer project will create a multifunctional district whose residents will be able to meet a wide range of needs within 10 minutes, thanks to easily accessible services. "This will reduce traffic towards the city centre, and the new district will also relieve congestion in the city centre," he said, pointing out a key benefit. He pointed out that a new central park will also be created, as well as recreational spaces and promenades.

András Herczeg, Project Manager of Bayer Property presented the parameters of the new shopping centre. Referring to the relatively smaller size of the complex, he said that the size of the complex was not intended to compete with other malls, but rather to provide services not really available in the area. "We have designed the portfolio of Zenit Corso accordingly," said the project manager. He noted that the office space to be built in the project will have around 8,700 employees: in addition to the residents, they also want to meet their needs.

Hungary's largest Aldi store opens in Zenit Corso

Zenit Corso is a three-level building with an additional two levels of underground parking. According to András Herczeg, the lower level will house Hungary's largest Aldi department store, at over 3,000 square metres. The building will also house banks, cafés and a number of clothing stores. According to him, 90 percent of the premises to be rented are already sold out. In particular, he pointed out the waterworks in the rear area of Zenit Corso, which will make the outside space exclusive.

To conclude the event, Márton Király summarised the infrastructure developments that are revitalising the surrounding public spaces. We presented these developments, which represent major advances in transport, public utilities and community spaces, in detail in in this article, supplemented with a photo report.
