Residential park tailored to urban needs to be built on the southern outskirts of Budapest

EB Hungary Invest Kft. is implementing the Aerogate Homes residential park, with 155 flats to be built in the first phase, involving Ybl Award-winning designers and significant general contractor experience.

A new residential park is being built at the intersection of Budapest's 9th, 10th and 19th districts: Aerogate Homes is being developed in one of the most dynamically transforming parts of the city, next to a transport hub.

The construction is being carried out by EB Hungary Invest Kft., which has more than two decades of experience as a general contractor. The plans for the building complex were drawn up by Bord Építész Stúdió, whose modern, clean-lined concepts ensure long-term value retention.

Phase I is already underway.

Construction of phase I of the residential complex began in June 2025, and 60 per cent of the 155-unit building block has already found buyers, according to Gábor Pandur, the general contractor's project manager.

The earthworks, foundation and base slab construction, as well as the parking level structure construction have been completed; structure construction will continue in the near future, except for a short break during the festive season. Phase I is expected to be handed over by early 2027, according to the expert.

Phase II is scheduled to begin in spring 2026. The developer has designed the schedule so that the two phases can proceed in a staggered manner, yet still partially in parallel.

Excellent location and rust zone classification

One of the biggest advantages of the development is its location: the city centre and the airport can be reached in 15 minutes, and metro, tram and bus stops are within 50 metres. The M0 and M5 motorways and other expressways can also be reached in a matter of minutes.

The investment is being implemented as a rust belt project, which allows private individuals to claim back 5 per cent VAT.

Modern homes with A+ energy rating

The building complex is being constructed in line with modern urban living standards. The flats will receive an A+ energy rating, with heat pump systems, large glass surfaces and spacious floor plans. Each home will have a balcony, terrace or garden.

Functionality and comfort were the main focus when designing the interior spaces: an open-plan kitchen and living room, a choice of floor coverings, underfloor heating and modern bathroom solutions reinforce the high standard of quality.

The use of materials, modern architectural solutions and careful technical design all serve to ensure that Aerogate Homes function as genuine homes designed to last for generations.
