Rákospalota to receive significant improvements as part of the Szilas Liget investment project
The Bayer Construct group's development not only creates new residential buildings, but also carries out public investments worth more than HUF 13 billion as part of the Szilas Liget project in the 15th district, according to an article published on Indexen. The capital's 15th district is now launching a property development project in the area bordered by Pólus Center and Ázsia Center, as well as Szilas Creek and Szentmihályi Road, with Otthon Start-compatible flats. In connection with the residential buildings, the additional sub-projects detailed in the Index analysis will also transform the infrastructure, green spaces and community areas of the neighbourhood.
A total of 80,000 square metres of green space will be created.
The article emphasises that the more than HUF 13 billion public commitment is not merely a supplement, but one of the cornerstones of the investment. As part of this, significant transport developments will be implemented. These include:
- Reconstruction and traffic engineering improvements to the Rákospalota roundabout;
- improving the traffic flow capacity of Szentmihályi Road;
- the reconstruction of the continuation of Nyírpalota Road (Szilas Park Street);
- Reconstruction of the Nyírpalota Road – Szentmihályi Road junction;
- construction of the Szentmihályi út – Déli feltáró út junction;
- construction of residential roads providing access to the buildings under construction;
- additional utility improvements required by operators.
All this is closely linked to the development of green spaces.
A continuous public park covering more than 14,000 square metres will be created between the residential buildings and the Szilas stream, while a total of approximately 80,000 square metres of high-quality green space will be developed.
Playgrounds, an outdoor sports park, a running track, sunbathing areas and public dog parks complete the picture. Parking spaces are located inside the building, so the green areas above ground remain undisturbed.
Geothermal exploration drilling has also commenced
As part of the Szilas Liget development, a six-group nursery will be built, which, upon completion, will become the property of and be operated by the local government free of charge. In addition, the ground floor of the buildings will offer space for a GP's surgery, improving the accessibility of local healthcare services.
District heating provided by FŐTÁV supplies the buildings with heating and hot water, while geothermal exploration drilling has also commenced. If geological conditions permit, renewable energy could cover the entire heating demand.
The scope of public developments is further expanded by the HUF 1.7 billion freely usable contribution that the investor pays to the local government of District XV. The representative body has already voted in favour of the cooperation agreement, which provides a legal guarantee that the planned developments will actually be implemented.
The idea of a new shopping centre was ultimately rejected.
According to the article in Index, the area affected by the development has been an unused plot of land intended for development for years, on which a new shopping centre was previously planned. However, during the acquisition process, the developer concluded that the 15th district did not need another commercial centre that would attract 8,000 to 12,000 visitors a day. Instead, a district based on residential functions, green spaces and local services would result in more balanced traffic and a more liveable environment.
