The former industrial area between Fehérvári út and Szerémi út in the heart of Budapest's 11th district is being reborn, with Revital Park being developed in four phases as a modern residential district with 1,864 flats, designed by Bánáti + Hartvig Architects. The first phase is scheduled for completion in the first half of 2028, while the entire project is expected to be completed by 2033, according to a press release from Indotek Group press release, which was reviewed.

In the first phase of the investment, 421 flats will be built, ranging in size and design from 33-square-metre studio flats to 260-square-metre penthouse-style homes with panoramic views. The average price of the flats in the first phase is HUF 1.7 million per square metre. All flats come with a smart home system as standard, which allows remote control of lighting, heating, cooling and energy consumption, as well as personalised settings.

A 15-minute city is being built, with attention paid to the microclimate

The Rezideo Revital Park residential area was designed according to the „15-minute city” urban planning concept: all essential services are easily accessible by public transport, bicycle or on foot: public services, nurseries, schools, universities, medical clinics, shopping and entertainment facilities, and high-quality cultural venues.

Due to climate change, Rezideo is paying increased attention to counteracting the urban heat island effect, as extreme heat waves are becoming more frequent. In the first phase of Revital Park, the residential blocks are being built at a greater than average distance from each other, 21-39 metres, which ensures ventilation, improves the microclimate and air quality.

Green areas will account for 38 per cent of the total area.

In the former rust belt area, the proportion of green spaces will increase sixfold to 38 per cent, which means a contiguous, landscaped zone equivalent to five football pitches with three-tiered vegetation, trees, shrubs and perennials that are well suited to the urban climate.

Green roofs and roof gardens will also be created on the upper floors of buildings and on the roof, where plant species native to the local and urban climate will be planted. In addition, rain gardens will be created to temporarily store, partially utilise and then drain rainwater from building roofs and paved surfaces.

„In addition to location, buyers in today's Budapest property market are particularly sensitive to two factors: prices and service charges. Given the current prices per square metre, buyers are considering not only a home but also a financial investment, so it is important for them that the property they choose can be operated with consistently low energy consumption,” said István Hüse, representative of Rezideo.

Solar panels will be installed on the roofs of the buildings in the first phase of Revital Park, which will generate more than 70,000 kWh of electricity annually and reduce the buildings' communal energy consumption by 10 per cent. In the first phase of Revital Park, thanks to the solar panels and the ground probe system, the proportion of energy provided by renewable energy sources will be between 40 and 60 per cent, they emphasise.
