The TILIA building in Szeged has been named Office Building of the Year
The KÉSZ Csoport development in Szeged, built by TILIA office building in Szeged, developed by KÉSZ Csoport, has won the Office Building of the Year award at one of Hungary’s most prestigious property market competitions. The aim of the Office of the Year competition is to showcase professional excellence, with a particular focus on shaping the office market and developing employer culture.
It is built in the Art Nouveau style
The modern working environment of TILIA was created through the regeneration of a former girls’ school built in 1873 in the Art Nouveau style, combining historical heritage with sustainable, people-centred solutions. The locally listed façade on Gutenberg Street preserves the architectural heritage of the city of Szeged, whilst the building’s clean, contemporary side is revealed from Hajnóczy Street. In addition, the interior design of the office building provides a modern, comfortable working environment for employees.
„The success of TILIA is particularly significant for us, as it is the first office building in Szeged – indeed, the first in the wider region – to win this prestigious professional award. During the design phase, we focused on employee wellbeing, accessibility and sustainable operation. The transparent spaces flooded with natural light, the intelligent building management system, state-of-the-art ventilation technology, contactless solutions, cycle-friendly infrastructure and 30 electric vehicle charging points all contribute to making TILIA not just a workplace, but an inspiring environment as well” – said Edina Lupsa, Head of the Property Management Division at KÉSZ Csoport.
It stands out for its sustainable and environmentally conscious solutions
During the development, particular attention was paid to sustainability. Category „A” mechanical systems, geothermal ground probes, heat pumps, solar panels and local renewable energy generation reduce the environmental impact. Even during the design phase of the TILIA office building, the KÉSZ Csoport aimed to achieve the WELL Platina, BREEAM Excellent and Access4you Gold certifications. During construction, locally sourced materials, low-VOC coatings, paints and adhesives were used, and long-lasting solutions were implemented to minimise waste and maintenance requirements.
During the day, the building’s inner courtyard serves as a passageway between Gutenberg and Hajnóczy Streets, providing a new communal space for the people of Szeged. Lufthansa Systems Hungária was chosen as the first tenant of the office building, confirming that TILIA also meets international ESG standards.
