Premium urban lifestyle homes built near Buda Castle

The project, named P5, is being implemented in Budapest's 1st district, at 5 Pálya Street. The 7-storey (−1, ground floor + 5 floors) condominium will comprise 18 luxury apartments, a single-storey underground car park and a commercial space. The work is being carried out by SWIETELSKY Magyarország Kft. on behalf of Laertes Kft..

The turnkey project includes civil engineering, structural engineering, specialist works and installation - said Agnes Barna, project manager of SWIETELSKY Magyarország Kft..

"The worksite was taken over on 15 January 2025. The construction started with landscaping and filling in the existing basements, while excavations were carried out on structures on the boundaries of adjacent plots for the design of the working pit boundary," he continued.

A special feature of the project is that the excavation was carried out under archaeological supervision, during which between 15 April and 3 June 2025, experts from the Budapest History Museum excavated 59 Turkish Muslim burial sites and removed the bone remains from the excavated area.

Structural works are underway, with specialist works starting in the autumn

Since the handover of the site, the complete earthworks, the crane base and the tower roof, the base slab and the reinforced concrete pillar and wall system of the hall garage have been completed. The construction of the slab above the basement is currently underway, with the bulk of the structural work to be completed this year.

Below the basement level, 100%, with approximately 400 m² per level from the ground floor to the fifth floor. The total net floor area is 3122.68 m². The construction will use a variety of excavation techniques: jet-grouting foundation plane deepening, grooved excavation and gap CFA piling.

The condominium will be a monolithic reinforced concrete pillar frame structure with reinforced concrete slabs, with precast parapet walls on the adjacent building. The external walls of the garage will be made of V2 waterproof reinforced concrete. The roof of the building will have a variety of configurations: accessible and non-accessible flat roofs, green roof gardens and WPC paved rest areas, with standing seam metal sheeting on the street frontage.

High aesthetic standards and modern engineering

The façade is constructed with harmonising materials: dryvit, oak effect cladding, wood and aluminium windows, Velux skylights, large panoramic skylight, safety glass railings and white aluminium pergolas.

The apartments are fitted with strip flooring, while the wet rooms and terraces are covered with ceramic tiles. The intensive green roof gardens of the ground and first floor apartments will be equipped with automatic irrigation systems. The panoramic roof terrace of the penthouse apartment on the top floor will have a covered "glass box" structure.

The building will have a 13-passenger lift with a capacity of 1000 kg. The mechanical system will have a central heat pump solution, ceiling cooling-heating, underfloor heating and smart home functions, complete with electric charging points in the underground car park. Fire protection is provided by a partial fire alarm system, and the garage traffic is controlled by radar ramp management.

The narrow streets of Buda present unique engineering challenges for contractors

Ágnes Barna pointed out that the downtown environment and the narrow parade area pose serious logistical challenges:

"In addition to the constraints typical of the building of a rabbit hollow, the design had to be adapted to the characteristics of the surrounding residential buildings and the one-way Buda street. The spire will serve the structural construction by "cutting" into the building, and after its demolition we will be able to close the breakthrough of the slab and make the building watertight."

Once completed, the project will provide a modern, energy-efficient and highly aesthetic residential building to enrich the historic centre of Budapest.
