Build-to-Own: just as a tailor tailors a suit, Nagytétény’s new logistics centre is being designed to the client’s specifications
Build-to-Own (BTO) has signed a major development agreement with Faedra Group, one of Hungary’s leading food wholesalers. As part of an investment worth nearly 6 billion forints, the developer is creating a logistics centre in Budapest’s 22nd district, covering more than 15,000 square metres, fully tailored to specific operational requirements and boasting high technical and energy efficiency ratings.
100% is a Hungarian-owned property development company specialising in industrial and logistics, residential and retail developments. Faedra Group operates under an integrated development model, which encompasses development, construction and investment management capabilities. It currently coordinates the development of over 30,000 square metres of commercial property and nearly 400 residential units across the country.
Key venue, special requirements
The development is being built on Bányalég Street, in one of the capital’s strategically important logistics zones, with direct access to the M0 ring road and the M6 motorway. The location offers excellent infrastructure for intensive daily distribution and nationwide food logistics operations.
As food logistics demands a state-of-the-art technological infrastructure, the project is a classic BTO (Build-to-Own), i.e. a development carried out specifically to the future owner’s individual specifications. The facility will house deep-freeze chambers with different temperature zones, complemented by a custom-designed hall structure featuring 40-metre beams and a special industrial floor specifically designed for deep-freeze environments and extreme temperature conditions. Operational processes will also be supported by a modern office area covering approximately 2,000 square metres, accessed via a representative staircase equipped with a lift.
Work is in full swing
Preparations for the project are already well under way, and groundworks have begun successfully (the 108 Real Estate project played a key role in bringing the parties together).
The facility is due to be handed over in the first quarter of 2027 and will be one of the most modern, purpose-built centres in the domestic food logistics market.
The Faedra Group also places particular emphasis on sustainable and cost-effective long-term operation. The building is equipped with state-of-the-art energy systems, including integrated solar panel solutions and modern heat pump technology.
