Young people can also settle in Budaörs – the new residential park builds bridges
A property development project supported by the Otthon Start programme is getting underway in Budaörs: a 250-unit residential park is being built in the Nádas-dülő area by MB Ingatlan. The three double-wing buildings will be located north of the Budaörs Tennis Centre, along Távíró köz, between the office district to the west and the Budaörs residential estate to the east.
Response to housing problems
The statement sent to our newspaper emphasises that Budaörs has become one of the most dynamically developing towns in the Budapest agglomeration in recent years. However, this has been accompanied by an increasingly serious housing problem: property prices are now almost unaffordable for local young people, those starting their careers and many families.

At the same time, the newspaper quoted the mayor of the settlement: according to Tamás Wittinghof, statistics are important, but they have found that the number of people living there is not increasing, as the apartments being built are being rented out by investors to tenants who will not become residents of Budaörs.
As a possible solution to the above problem, the recently announced investment will create flats that meet the conditions of the Otthon Start programme, with affordable financing available even for young people, career starters and families, as highlighted in the summary.
Bridges the gap between urban fabrics
Moving on to the architectural concept of the investment, they explain that one of the most important goals was to harmonise the architectural character of the environment. They emphasise that the meeting point between the surrounding prefabricated buildings, the office zone and the sports field had previously formed a sharp dividing line. „The new project resolves this break with a passage-like massing that visually and functionally bridges the different urban fabrics,” they state in the announcement.
The announcement emphasises that the new buildings will be significantly lower than the surrounding ten-storey residential blocks. „The residential park will therefore not dominate the space or create any new shadow effects. The building is modern, yet its restrained massing allows it to blend into its surroundings.”
A new pedestrian street and underground car park will also be built.
The project not only connects the surrounding areas architecturally, but also provides a concrete means of doing so. A new pedestrian street will be created, building a link between the previously separate residential and office districts.
„This is a significant step forward in terms of both the cityscape and pedestrian traffic: a new, liveable axis is being created, ensuring a natural flow between the residential area, the office area and the sports field.”
The announcement points out that the development site had been neglected for decades. However, the current project will create community functions that have been completely lacking in this part of Budaörs until now.
The development includes not only apartments, but also the following services:
- modern café,
- small yoga and exercise studio,
- new shops and service providers,
- restaurant and communal areas,
- plenty of green spaces and relaxation areas,
- underground car park, which serves not only the needs of the residential complex but also those of visitors using the services.
„These features will create a new, vibrant city centre that will generate activity throughout the day and improve the quality of life for those who live here,” the statement reads.
The quality of the neighbouring Edison Centre is the starting point
In addition to all this, the eco-friendly approach of the investment is also emphasised: according to this, the use of renewable energy sources, energy-efficient systems and sustainable building materials will make its operation sustainable in the long term.
At the end of the announcement, they refer to one of the developer's other projects in Budaörs: the Edison Centre, which has 1,200 square metres of office space and 37 flats. previously presented in detail in several articles in our newspaper. Located in the immediate vicinity of the project in question, on Puskás Tivadar Street, the Edison Centre has been equipped with green technologies such as geothermal cooling and heating and an air exchange system. „The name of the investor behind the project is a guarantee of quality and a well-thought-out urban development concept,” the statement concludes.
