ZÁÉV, one of Hungary's largest high-rise generic developers with a great location, ZÁÉV, is handing over apartments in Zalaegerszeg, which can be purchased with green credit and CSOK+.

In the third phase of the Ceramics Residential Park development, 30 homes of various sizes with A+ energy rating were completed in the dynamically developing city.

The project, invested in and executed by ZÁÉV, consists of a new building block with two staircases, equipped with lifts: basement garage + mezzanine and three floors. Four apartments per floor have been developed, except for the fourth floor of building C, where two large penthouse apartments have been created.

The new homes are located near the centre of Zalaegerszeg. It is within easy walking distance to shopping, shopping, sports and entertainment facilities.

Solutions for 21st century lifestyles

The new phase of the project is built on a fenced plot of land, which offers a number of advantages for home seekers. They can park safely in the fenced area as well as in the garage behind the remote-controlled gates.

A common bicycle storage area has been created in the basement, as well as storage rooms that can be purchased separately for the apartments.

The two buildings of the third phase of the development are connected by a roof terrace and roof garden above the garage level. These are connected to the two northern apartments of the southern section on the first residential level and the two southern apartments of the northern section.
In the two new buildings, with the addition of one storey, 4 apartments per floor have been created, each facing two cardinal points.

Ideal as a first home or for retirement

The 45-100 sqm apartments can be comfortable and safe homes for young people, those starting a family, those with families and older people taking a well-deserved break from their active years. Thanks to their practical layout, smaller apartments also offer the ultimate in comfort.

The offer also includes living room + 1 bedroom, living room + 2 and 3 bedrooms, each with its own terrace.
The buildings are equipped with lifts for easy access.

Energy-efficient solutions for budget-friendly overheads

The load-bearing walls of the building are made of brick. For the façade walls, 44 cm thick Porotherm 44 XTherm was used. The brick partition walls of the apartments were also fitted with sound-absorbing ceramic masonry elements. The intimacy of the homes is further ensured by the use of an acoustic - step sound insulating - layer in the floor subfloors.

The heating of the building and the production of hot water for domestic use is provided by an energy-saving system based on the coordinated operation of air-to-water heat pumps and condensing gas boilers. The buildings are connected to a two-pipe heating water system, with individual heat meters recording the consumption of each apartment. Each tenant can set the indoor temperature that is comfortable for them with individually controlled thermostats, and the panel radiators and bathroom towel dryers are fitted with adjustable thermostatic valves.
Hot and cold water meters are installed to measure the water consumption per apartment and are located in a cupboard in the staircase. The external windows of the apartments and terrace doors are fitted with 3 layers of insulating glazing to keep overheads low.

The electronic and mechanical systems for air conditioning have been installed

During the construction, the mechanical and electrical preparation works for the retrofitting of the split air conditioning system were carried out in all apartments. The outdoor units can be installed behind the parapet, out of sight from street level.

The apartments are ventilated by individual fans in the bathrooms, toilets and utility rooms. The exhaust air is discharged to the roof through the collector. The air is replenished by air intake elements.

The prospective owner will no longer have to purchase and install the washbasin, hand basin, toilet and bath. The 170×170 cm acrylic bathtub will be delivered with a tiled pre-wall, chrome flush and overflow. The installation of the shower tray and cubicle has also been carried out by the contractor's specialists.

Digital infrastructure is also available in the homes

When designing the electrical network, special attention was paid to ensuring that there were enough sockets. There are 5–7 sockets in the rooms, six above the kitchen counter, and one power point each for the refrigerator, dishwasher and extractor fan. Inside the flats, internet cabling was installed from the low-voltage cabinet to the terminal fittings. Terminal points have also been installed in all rooms. Favorit Lakópark Kft. has already started selling the properties. Information about the apartments still available can be found on the Kerámia Lakópark website.
