Hall tailored to the needs of parcel logistics built in East Gate PRO Business Park

The East Gate PRO Business Park, built as part of the WING Zrt. investment, is located a few minutes from the Megyeri Bridge at the junction of the M0 and M3 motorways. Following the completion of the three previous hall buildings, the fourth hall was handed over in February 2025. All four buildings were constructed by Weinberg ’93 Építő Kft., the latter in a B2 hall built-to-suit (BTS) pre-lease construction.

Hall B2 was built specifically for parcel logistics activities under a long-term contract for the Hungarian subsidiary of a group of parcel logistics companies active in Central and Eastern Europe.

In line with the tenant's needs, the hall is designed to be different from standard warehouses, with, among other things, a larger office area, more space for handling and parking, docking and level doors with cross docking capability, and a heat pump heating and cooling system. The building has also been designed with sustainability in mind, achieving BREEAM Very Good certification.

The complex project also included the construction of a road network

Dávid Huszta, project manager of the Weinberg, said in response to our questions:

"The project took 12 months to complete. Based on our long-standing partnership with our client, WING Industriall, we knew exactly what their needs were and we tried to meet them."

Speaking about the size of the project, the expert said that the construction took place on an area of 14,000 m², of which the building's floor area is 9,200 m².

The complex investment also included the construction of 1,200 m² of asphalt paved roads and 4,800 m² of paved surfaces within the industrial park.

"Based on the experience of previous years, the implementation was routine. We faced a challenge at the very beginning of the work when we encountered a much larger than estimated mass of humic soil during the foundation works. The geotechnical report clearly described the need for replacement. The challenge was to get the job done on time so as not to slip up on the already planned works that were being built on top of it. This was successfully achieved"
