Sustainable elegance in the Liget neighbourhood - construction of the Dürer Park apartments starts

As part of the Dürer Park investment, a new building complex will be constructed in the wider city centre, partially preserving the former buildings on Ajtósi Dürer Street, in cooperation with Dürer Befektetési Kft. and Property Market Kft.. The Market Építő Zrt. project, three residential buildings and two office buildings will be built on the plot adjacent to Liget.

A total of 207 apartments and nearly 41,000 square metres of net office space will be created on the site of extremely dilapidated buildings on around 3.7 hectares. Intensive green areas will be created on several levels on the roofs, with nearly 11,000 square metres of parkland between the buildings. The underground car parks will have a total capacity of almost 1,000 cars, electric car charging and secure storage for 627 bicycles.

Distinctive but not ostentatious architectural features

The architectural concept of Dürer Park is deliberately contemporary, yet it fits well into the neighbourhood environment.

"We have avoided historicism in the design, and have instead deliberately introduced restrained shapes and proportions. In the case of office building 2, it is clear that the visual landscape to be created here is clearly contemporary without being ostentatious - respectful of the heritage of the Sacré Coeur. The designers have set the new buildings back from the site boundary and have placed particular emphasis on creating a green environment."

- Ákos Kiss, managing director of Property Market Kft., told our newspaper, adding that thanks to the cooperation of international and domestic architects, residential and office buildings are being created here that harmoniously fit in with the City Park and the surrounding area. The residential buildings are designed by Lissoni Casal Ribeiro of Milan and KÖZTI Zrt. of Budapest, and are of international standard, yet in a local context.

In line with the renewed League

"The aim of the project," he said, "is to create a harmonious urban space of high quality, where the values of the past meet the expectations of the present." To achieve this, the investor has placed as much emphasis on the design of the internal paths and walkways as on the concept within the building. As detailed by Ákos Kiss in relation to the shaping of the spaces between the buildings:

"The well-maintained green park between the office buildings will be opened to visitors, providing a direct link between the district and the City Park. In the landscaping, we have taken care to preserve the original footprint, but the biological value of the current park has been significantly increased. During the works, we have paid attention to the existing valuable species, which we have managed to save with great effort; the new planting will be done with native species that harmonise with the greenery of the City Park."

Geothermal heating to increase the value of homes

The use of high quality materials and modern architectural solutions was a priority for the investor, as was the sustainability of the buildings. Energy efficiency is promoted through, among other things, a hybrid heating/cooling system based on renewable energy and large ecologically active green roofs.

"From the very beginning of the design," the managing director stressed, "we focused on the big picture, that a home doesn't start at the front door, but much earlier. We have also consciously designed the image, the appearance of the buildings and the design of the common spaces, based on the atmosphere of the surrounding streets."

All residential buildings will have a geothermal and air-water hybrid heat-pump cooling-heating system, complemented by a ceiling cooling-heating and shading system. These state-of-the-art solutions will contribute not least to predictable, lower energy bills.

Attention is also paid to reducing the ecological footprint during construction

"Already during the construction phase, we put great emphasis on reducing our ecological footprint - this is achieved by, among other things, the conscious organisation of traffic and the protection of local wildlife"

- stressed Ákos Kiss. They have also focused on sustainability in the design of the parking spaces, a significant proportion of which will be suitable for charging electric cars; and as the renewed Liget underground car park is assessed to be of optimal size, it will have a number of parking spaces in line with the number of residential buildings.

Premium use of materials, individual requests

Each residential property will have its own gym, and the apartments will have integrated smart home shading systems, fitted kitchens and insulating aluminium windows to make everyday life easier for the residents.

"The earlier the purchase is made, the more flexibility we can give our customers," says the Managing Director. Of course, we also have people who buy for investment purposes and entrust themselves to us - there are ways of doing that, but we want to give them room for individuality."

Personalisation of homes is key for investors, so they offer a wide range of materials and interior elements. Buyers have many options to choose from, so they can tailor every detail of their home to their individual taste - whether it's tiling, sanitary ware or even colour choice.

Living spaces adapted to urban life

Three residential buildings are being built in the Dürer Park project, with a total of 207 apartments. The housing mix is designed to cover the widest possible range of needs - from two-bedroom apartments of 45 square metres to five-bedroom homes of 147 square metres.

"We have tried to ensure that everyone can find the home that suits them best, with different layouts, locations and orientations. The apartments also come with balconies of different sizes, which add to the comfort of the properties, as the views from the City Park in the immediate vicinity are magnificent," he added.

The neighbourhood already offers excellent amenities: the City Park offers a wide range of sports, leisure and recreational facilities, and the surrounding streets are increasingly full of restaurants, cafes and shops, all within a few minutes' walk.
