Debrecen's latest residential development at a turning point

All supporting structures have been completed for the construction of Epres Liget in a green environment, as well as Bayer Construct.

In the spring of 2025, Bayer Construct's machines began the deep construction work, and today, all six buildings of the complex have reached their highest point. In the southern part of Debrecen, the investor Bayer Property, the Bayer Construct Zrt., is responding to the growing demand for housing in one of the country's most important economic centres with the construction of the Epres Liget residential development.

Former barracks area becomes a pleasant living space

The Epreskert district of Debrecen is a residential area, and the buildings are being constructed with lower density in line with this. Two- to four-storey houses are being built on the trapezoidal plot, with particular attention paid to ensuring that the areas close to the family houses are lower. This creates a visual transition to the larger blocks.

The same goal is served by creating smaller units instead of large blocks in order to reduce the density of development. Emphasis is also placed on the garden surrounding the house, which is intended to support the daily lives of those who move here.

549 flats are being built

The secure, easily accessible residential complex will consist of 12 separate buildings, each with a practical balcony (1.5-1.8 metres deep).

These can be accessed from every flat via large, glazed, double-winged patio doors. The heating requirements of the flats will be met by a district heating system, ensuring a long-term, problem-free energy supply for all 549 flats.

Their work to date was recognised with a bouquet of flowers.

As András Varga, head of the Bayer Construct structural engineering division, said at the topping-out ceremony: „The topping-out ceremony is always a special occasion in the history of a building's construction. It is an important milestone: not only a tradition, but also a symbolic moment. It is a recognition that the work done so far rests on solid foundations, both literally and figuratively. The topping-out ceremony is a centuries-old tradition in the construction industry. The green branch or wreath placed at the highest point symbolises life, renewal and hope; it is also a tribute to those who, with their manual labour, knowledge and dedication, have contributed to the construction of the building."

The price also depends on the technology

Since Bayer manufactures the vast majority of the building materials used, and as a technological innovation, the flats are built with prefabricated bathrooms, construction is particularly efficient.

Interested parties can choose from properties ranging from one-room flats to large flats with a living room and three bedrooms, which are available from one million forints per square metre, so the latest development in this garden city, easily accessible from both the city centre and the railway station, is expected to fill up quickly.
