Residential park to be built on site of dilapidated chemical factory buildings in Zugló
A green residential area is being created from a brownfield site: a 270-apartment development is planned along the Rákos stream. Velion Holding Zrt. is building a new residential park on Telepes Street in Zugló, where it purchased the site of the former REANAL Fine Chemicals Factory.
There are currently eight industrial buildings in poor condition and no longer in use. Once these have been demolished, completely new residential buildings can be constructed.
A problematic section is being renewed
According to the announcement presenting the project, one of the problematic sections of the green axis running along the Rákos Stream may be renovated thanks to the investment. As a classic brownfield investment, the project aims not only to replace the building stock, but also to remediate the area and reintegrate it into the urban structure.
The developer requested priority investment status for the project under the Otthon Start Programme.
Increasing green space, airy development
On the nearly square plot, five separate four-storey residential buildings would surround an inner green courtyard, while a unified, accessible underground car park would connect the buildings beneath the surface.
The summary emphasises that the location of the buildings along the plot boundaries allows for an increase in green space and airy development. A significant proportion of the ground floor flats would have their own garden access, while visibility between flats would be minimised.
The rooftops would feature partly private, partly communal roof gardens, further enhancing the green, liveable residential environment.
They strive for a diverse streetscape
A smaller building with a different design would also be located in the inner part of the site, with a communal area for the residential complex on the ground floor, featuring a terrace opening onto the inner garden.
Although the floor plan system is standardised, the different orientations and rotations would result in a varied street scene – the design concept consciously combines uniformity and diversity.
