A new office building in the heart of Szeged - TILIA
One of Hungary's largest construction-focused, technology-driven and innovative corporate groups, with more than four decades of professional experience, KÉSZ Csoport, with more than four decades of professional experience, has launched a complex real estate development project in downtown Szeged. According to their announcement, the TILIA office complex will be built at 25 Gutenberg Street, reimagining a former bourgeois girls' school built in 1873 in the Art Nouveau style.
The building will combine elements of a 19th century civic building and modern office buildings in a unique solution: while the locally protected facade on Gutenberg Street will be preserved, a completely new, modern building front will welcome visitors from Hajnóczy Street.
The project will also include the construction of a new shopping mall between Hajnóczy and Gutenberg streets, which is expected to house catering and commercial outlets. Hajnóczy Street will also be fully reconstructed between Jósika and Londoni boulevards, in close cooperation with the local municipality.
The building, with around 5,300 m2 of office space available for rent, nearly 900 m2 of retail space and an underground car park with 90 parking spaces, is scheduled to be inaugurated in the second quarter of 2025.
The project will be implemented by the member companies and strategic partners of KÉSZ Ingatlan and KÉSZ Csoport member companies and strategic partners. The implementation plans were prepared by bim.GROUP, with Singer Design responsible for the licensed plans and Upper Design responsible for the interior design.
In touch with nature
The modern office complex is not called TILIA for nothing. The word is the Latin equivalent of the lime tree, which perfectly reflects the harmony between the building and its surroundings, as the lime trees in the area are a defining symbol of the neighbourhood. To reinforce this, the new office district will also include a significant green area to enhance the comfort of visitors, including a public garden in the courtyard.
Focus on sustainability
As a responsible market player, the investor pays special attention to sustainability, so the TILIA office building will be built using a number of environmentally friendly solutions. For energy efficiency, "A" class mechanical and electrical systems will be installed, with local renewable energy production, geothermal ground source and heat pump, and solar panels will be installed on the corrugated roof of the new part of the building.
Office building with the best sustainability ratings
The new office facility will provide state-of-the-art solutions to help you work efficiently. It will feature an intelligent building management system, contactless solutions, modern ventilation, ergonomically designed workspaces, a worker-friendly indoor environment with smart chargers, CCTV and LED lighting, bicycle storage and showers, separate waste collection, energy-efficient sanitary ware and flushing systems, and 30 electric car chargers. To further reduce the building's carbon footprint, the investor will compensate for every 20 occupied workstations by planting a tree.
The developer - the first in Szeged - is aiming for BREEAM Excellent certification, WELL Platina and Access4you Gold certification with its latest office building, which will also house the KÉSZ Csoport Szeged headquarters.

The Lufthansa Systems Hungária among the first tenants
The Hungarian subsidiary of Lufthansa Systems, with the assistance of Newmark VLK Hungary as tenant representation, was one of the first to sign a lease contract for the office building TILIA. The legal support for the negotiation of the contract was provided by the law firm Andrékó Ferenczi Kinstellar.
