Szeged's newest office building is ready - TILIA has reached its highest point

KÉSZ Csoport, with more than 40 years of professional experience, has launched a large-scale property development project in the centre of Szeged: The TILIA office complex reached its highest point in July. The entire building is expected to be handed over in the second quarter of 2025, according to information provided to our newspaper.

The project will be implemented in the development of KÉSZ Ingatlan Kft., with the execution of KÉSZ Csoport member companies and strategic partners. The TILIA building will combine sustainability, a worker-friendly working environment and a community experience. The project plays a prominent and emblematic role in the life of the group. As this is an in-house development, several member companies and strategic partners of KÉSZ Csoport are jointly participating in the implementation of the investment, fully utilising the synergies of the group, cooperating and strengthening each other.

Harmony between 21st century building form and Art Nouveau style

During the design of the building, it was a priority to preserve the imposing exterior façade of the former girls" school, built in the Art Nouveau style, and to create harmony with the modern elements of the new building, combining the architectural values of the past with the needs of the future. The building's approved plans were drawn up by Singer Design, the construction plans by bim.GROUP, while the interior design plans were prepared by Upper Design.

The new office building will feature state-of-the-art solutions for efficient working and will be equipped with 'A' class mechanical and electrical systems for energy efficiency, local renewable energy generation, geothermal ground source and heat pump, and solar panels on the roof of the new part of the building. The new office building will have a modern curtain wall design with large glass areas and detailed louvres. The reinterpretation of the classic roof contour has resulted in a unique massing, which will be two and in some places three storeys high. Taking sustainability into account, KÉSZ Csoport - the first in Szeged - is also aiming for WELL Platina and Access4you Gold certification with the TILIA office complex, in addition to BREEAM Excellent certification. This objective is reinforced by the investor's commitment to plant a tree for every 20 occupied workstations, thus compensating for the building's carbon footprint.

Szeged's most modern office building
