A 60,000 square metre industrial and transport centre will soon be opened in the capital's catchment area
Hungary's largest speculative industrial property will soon be completed in the HelloParks development, according to information sent to our newspaper.
We regularly report on the investor's projects in the capital's agglomeration: the property developer is active not only in Alsónémedi, but also in Fót, Maglód (here, as we we wrote about the MG3 hall was built by Market Építő Zrt.), and is also carrying out significant developments in Páty. A new 60,000 square metre BigBox hall (designated AN1) will be available from the end of the summer at HelloParks Alsónémedi, located about 20 minutes from Liszt Ferenc International Airport. The industrial building, which is being built on a 13.5 hectare site, is located close to the junction of the M0 and M5 motorways (with direct access to them), in one of the most logistically privileged areas of Budapest. The project targets, among others, automotive suppliers moving along the Kecskemét-Szeged axis.
AN1 to be built on an optimal site for a logistics centre
The HelloParks AN1 hall's large 15,000 square metres of contiguous space, 12-metre ceiling height and cross-dock option can offer an attractive solution for logistics service providers, parcel services, freight forwarders, e-commerce and fullfilment companies, the company adds. The building's high power capacity also makes it suitable for special needs such as cold storage or pharmaceutical storage.
The hall will be built to the highest Outstanding rating of category BREEAM New Construction, as will the AN1 hall, which will meet EU Taxonomy requirements, as will the developments of the Hungarian-based industrial property developer that have been granted occupancy after 2022.
Planning for the long term with sustainable solutions
This is part of the company's HelloZero sustainability strategy and includes a number of solutions that significantly reduce the carbon footprint. These include plastic fibre industrial flooring, concrete structures with a reduced carbon footprint and the use of reinforcing steel from 100% recycled sources.
In addition, construction waste will be separated from the start of construction and more than 85 percent of it will be recycled, and ISO 14001 certified materials will be used during construction. Efficient operation of the finished building will be ensured by, among other things, solar panels on the roof, which will ensure zero primary energy consumption in the offices, and a heat pump cooling and heating system.
The Alsónémed development is the company's eighth building to be completed, bringing the total industrial area to 368,000 square metres in less than four years. This makes it the third largest industrial developer with a portfolio in Hungary.
