launched its first residential development in Bucharest, KÉSZ Csoport, under the name Corallis. The project is being implemented entirely as an own investment by the group, with the cooperation of its member companies.

KÉSZ Csoport's first residential development in Bucharest, Corallis Residential Park, is being built on a plot of more than 15,000 m² on the shores of Lake Grivița in northern Bucharest. The residential park is being built entirely as an in-house investment by the group in cooperation with its member companies. The developer is KÉSZ Ingatlan, while the general contractor is KÉSZ Romania, a leading player in the region's construction industry.

Sales have started, lakefront apartments are popular

The future residents of the residential complex will enjoy the green belt directly on the lakefront, while also having easy access to Bucharest's vibrant city centre. Sales of the apartments started in September 2024, and in the first four months, 27% of the total housing stock was sold, worth around €11.5 million, reflecting the attractiveness of the project in the real estate market. Civil engineering works are currently underway, with two of the five buildings already reaching the ground floor.

The project is due to be completed by the end of 2026 and the apartments are expected to be handed over in early 2027.

The concept of Corallis Residential Park focuses on families looking for a modern, comfortable and sustainable home for the long term. The project will consist of 221 two, three and four bedroom apartments, ranging in size from 60 m² to 200 m², each with a spacious terrace or garden. A key element in the design was the lakeside panorama, which is most spectacular from the terraces of the apartments on the upper floors.

The aim is to offer both a community experience and well-being services. It is planned to

  • wellness facilities (swimming pool, fitness room),
  • outdoor yoga and pilates facilities,
  • lakeside promenade,
  • playground
  • and shopping units will also be available.

Focus on environmentally conscious solutions

The project will be implemented using a range of environmentally friendly solutions. For example, solar panels, electric car chargers and modern cooling and heating systems will be installed to increase energy efficiency. In addition, a high level of thermal and acoustic insulation and intelligent solutions will make the apartments really comfortable. The investor's aim is to achieve the BREEAM Excellent rating, which certifies that the highest sustainability standards have been met.
