A city that builds upwards - STRABAG builds Slovenia's tallest office building

Green technologies could be used to build Slovenia's tallest office building, 100 metres high. Mendota Invest, a member of OTP Csoport and investor in the Ljubljana Emonika development, has signed a contract with STRABAG for the second, southern phase of the project, which will include a shopping centre, a hotel and a four-storey underground car park, in addition to the office tower.

The Emonika is the OTP Group's largest investment in Slovenia. The ceremonial laying of the foundation stone for the approximately €400 million investment took place on 19 May. A new mini-city will be built in two phases next to Ljubljana's main railway station, with residential buildings, office buildings, a shopping centre and hotels. With the agreement signed in recent days, construction can begin on the most architecturally and technically demanding part of Emonika, with the work to be carried out by STRABAG, according to the company's press release. The work is expected to start in October 2025 and be completed in less than two years.

200-room hotel to be built next to the office

With 23 floors, the 100-metre tower will be the tallest office building in Slovenia. The adjacent shopping centre will be built with more than 22 000 square metres of leasable space and more than 80 retail units. Construction will also start on a new 200-room hotel with a roof terrace overlooking the city. A four-level underground car park will be built under the complex, providing a total of 850 parking spaces for tenants, visitors and hotel guests.

Emonika, city in the city

This is the second major contract awarded to STRABAG within the Emonika project, after the company was awarded the development of the northern section earlier this year. The new contract for the southern section is worth around €134 million, bringing the total value of STRABAG's involvement in the project to €230 million. In addition to a hotel, the northern section, already under construction, will include three residential buildings with 187 modern apartments for sale.
Pál Forgács, Managing Director of Mendota Invest, expressed his pleasure to continue the development of the southern part of Emonika in cooperation with STRABAG. He said, "This section will bring to life the most architecturally ambitious part of the project - including Ljubljana's future tallest office tower."

One location many functions

All commercial buildings in the Emonika complex are built to BREEAM sustainability standards. The project will use modern construction technologies, low-emission materials, state-of-the-art building services engineering solutions, and special attention will be paid to energy-efficient operation.
The Emonika provides access to residential, office, retail and hospitality functions on a single, connected site. The €400 million development will include: 187 apartments, two hotels with a total of 380 rooms, 35,000 square metres of office space, 22,000 square metres of retail space for rent and an underground car park with 850 spaces and an additional 650 parking spaces.
