Six of the eight buildings in the Bosnyak Square neighbourhood are already under construction. Bayer Construct Zrt. is working on the site with a high degree of organisation and on schedule.

The construction of the Zugló City Centre project, which involves the construction of eight buildings, is proceeding with remarkable organisational skill. Right next to Bosnyák Square, Bayer Construct Zrt. is constructing a residential building, a shopping centre and seven AA+ office buildings. We will report regularly on the project on a dedicated page.

In this article, we present the current status of the construction, its progress and the precise organisation that is ensuring that each stage of the work is completed on time. At the end of the article, we will show a short film of the mobile concrete mixing plant set up on site, which has many advantages for the construction process and helps to reduce the ecological footprint.

Organisation and efficiency - the two important factors

The buildings in this modern city quarter, covering an area of 7,000 square metres, are being constructed according to a pre-planned, strict schedule. The earliest completion date is the second quarter of 2024 for the Residence One residential building with 168 flats, the rel="noopener">highly equipped homes were recently presented in a detailed article. Furthermore, work is already underway on five of the seven office buildings.

As we learned from Gergely Szalai, the project manager of the project, Accelerated Construction has an all-encompassing basic organisation.

In addition, several project managers and site managers help to coordinate the work. They plan the workflow and the supply of tools and materials two weeks in advance, almost to the hour. There is constant, coordinated communication with all subcontractors and suppliers. The delivery and installation of prefabricated elements is also agreed in advance, according to a strict daily schedule.

"Prefabricated elements play a big role in achieving efficiency. The bark slab elements and circular planks are manufactured at Viastein Kft.'s plant in Biharkeresztes: loading the finished elements and transporting them to the construction site requires constant communication with the manufacturer. The prefabricated products arriving on site are lifted off the trucks and installed on a precise schedule, as large quantities cannot be deposited on site. Cranes and other equipment must therefore be in place at the right time. There is no slippage in the tight schedule, no buffer times" - the project manager explained the details of the organisation.

The recent wet weather has put this tight organisation to the test, making civil engineering work difficult. The accumulation of water has caused the machinery to get stuck, so extra open-water drainage solutions have had to be constantly used, and the groundwater level has had to be reduced by vacuum-vacuum drainage technology. Despite this, by adapting the organisation and repeatedly coordinating the processes, the construction has stood the test of time, with only minor changes to the planned progress.

Six of the eight buildings are already under construction

The Residence One is at an advanced stage of construction. The 168-unit residential building reached structural completion in March and has been on schedule ever since.

At the moment, the foundation concreting, plastering and dry construction are being carried out on each level, as well as the basic mechanical and electrical installations. The exterior of the building is being closed, the installation of the external hatches is underway, followed by the internal finishing works - tiling, painting. The interior works are also underway. The building will be accessible from three staircases, with lifts to help residents move around, which will be installed in the autumn.

A special feature of the -1 plus 8-storey building will be an inner courtyard, where spacious recreation areas, playgrounds and green spaces will be created for residents.

The second phase of the ZVK will be the Office1 office building, which will start construction in autumn 2022. The complex is a multifunctional building, with a car park on part of levels -3, -2 and -1, and a shopping street, hypermarket and retail units on the other part. The ground floor will have an atrium in the middle, the second level will be two towers, with offices from the second to the eighth floor.

Most of the construction is below ground level, in a spiral. Because of the summer rains, earthworks were delayed and progress was made with the parts that were possible. As a result, the construction of the base slab has recently been completed on one part of the structure and the other part is already below ground level. However, in the next period, in order to bring the construction of each part together, the construction of the ground floor will be slowed down and after that the construction of the ground floor will be done in a uniform way .

 In the third phase, the Office5 and Office6 office buildings will be built next to each other. The structure of the filigree buildings, which are similar to O1, will be completed by the end of the year.

On the construction of the Office3 and Office4 office buildings, the slotting part of the slab walling has been completed, excavation has been taking place in parallel with the tensioning of the anchors and piling and large-scale earthworks have started, as reported in our previous article.

The last two office buildings, O2 and O7, will start construction in the autumn and January 2024 respectively, as they are currently on organisational land.

Environmental awareness makes the design even better

The reduction of the ecological footprint in the built environment will continue to be a major focus. In addition to heating all the buildings in the City Centre with heat from boreholes, environmental considerations will be a key element of the construction process. Most of the materials will be recycled.
