Modern organic winery and panoramic sauna house built with Leier solutions at Dobosi wine estate in the Balaton Highlands
As part of the development of the Dobosi Estate Centre in Szentantalfa, Veszprém County, a modern grape processing cellar and winery was built in the basement of the building, while the ground floor and first floor house a restaurant and accommodation with panoramic views. A wellness area was also created next to the building using prefabricated products from Leier Hungária Kft. prefabricated products.
Prefabricated building elements allow for fast construction and precise financial planning
As we have previously reported previously reported, the collaboration between Leier and Dobosi Winery dates back to 2019: the entire project began in 2019 with the construction of the building's cellar, which was designed with reinforced concrete walls and slabs and completed in just one week.
Following the positive experience gained from previous developments, the winery has finally chosen Leier prefabricated products for the entire project.
"The short time available for construction was a critical point in the project, so the Leier products were an excellent solution. Knowing the price of the prefabricated elements, it was possible to prepare the project economically and, crucially, to prepare the financial plans accurately", summarised Győző Dobosi, owner of Dobosi Winery.
Subsequently, expansions have been ongoing, and in the latest developments Hungary's leading building materials manufacturer has been involved in the project from the preparation and design phase.
Bence Samu, product manager of the Leier Hungária Kft. precast reinforced concrete structures, told us that the ready-made elements were also delivered for the construction of the ramp walls, the basement and the restaurant. The series of extensions finally ended with the construction of the wellness area, which also includes a sauna house, and the retaining walls during the construction of the garden, so that now the guests can enjoy a wide range of services on the estate.
More than 1400 square metres of walls and slabs replaced in just a few days
For the construction, Leier provided 730 square metres of bark wall and 700 square metres of hollow and bark slab elements, Bence Samu told us.
The constructive attitude and partnership between the investor and the manufacturer is demonstrated by the fact that the aforementioned amount of construction material was delivered in just 3-4 days.
Raw concrete as a design element
In the development of tourism, the investor has naturally placed great emphasis on aesthetics as well as durability. According to the owner of Dobosi Winery, the high quality surfaces of the Leier products - especially the clean, exposed concrete effect - perfectly matched the visual expectations of the project. Győző Dobosi said that the raw, unvarnished concrete surfaces were retained in places, which not only provided an interesting visual effect, but also allowed the construction costs to be reduced.
The use of exposed concrete surfaces in all parts of the building was a conscious decision in the development, as this material is becoming increasingly popular and accepted in architectural design.
Győző Dobosi says: "The raw, honest look of concrete allows us to create modern and clean-lined buildings. For our project, this aesthetic approach fitted perfectly with the design concept of the building."
Aesthetic appearance of concrete surfaces with precise design and element production
Bence Samu added that most of the building materials are part of the concept, functioning as raw concrete, and the appearance of the restaurant was designed to match this. The product manager pointed out that the key issue was to create the right grout pattern because of the exposed concrete surface.
A challenge during the project was that due to the high ceiling height of the basement, the concrete elements had to be turned over in the air during crane operations in order to keep the surfaces intact.
The elements of the sauna house, the product manager told us, were made with higher quality concrete due to the high humidity. Precise production of the elements was essential for the curved facade of the building, due to the precise joints.
The aim of the development: all year round Lake Balaton
The wines are made from organically grown grapes at Dobosi Borbirtok. The winery in Szentantalfa not only enriches the wine culture of the Balaton Highlands, which is highly regarded, but the company's objectives include offering its guests a variety of recreational and programme opportunities throughout the year, not just in the summer. This includes wine dinners, sauna programmes and e-bike tours.
The real estate developments have also been carried out in line with this philosophy, based on the idea of creating a year-round tourist offer based on wine.
Cost-effective implementation
In evaluating the project, Győző Dobosi said that the use of Leier products was a cost-effective solution, and that in the current trends in the construction industry, where labour costs have increased significantly, the use of prefabricated elements has resulted in significant cost savings in terms of labour costs.
The winery owner also mentioned as a positive aspect that the smooth relationship that developed during the construction, as well as the flexibility and support of the manufacturer, all contributed to the successful implementation of the project.
