Modern residential area with 665 apartments to be built on the site of an abandoned Budapest timber yard

A new residential area is being built on the border of Szemeretelep and Miklóstelep, in the XVIIIth district of the capital, on the former timber yard of the Erdért company. On the vacant site, which is paved with fragmented asphalt, Alfa Group will build two three-storey terraced houses and condominiums in three phases, with a total of 665 apartments.

The residential complex will be built in a family house environment

The company has promised to build the new residential complex in harmony with the existing family houses behind them, with commercial, service and leisure green spaces. According to Ohad Epschtein, the domestic representative of Alfa Group, which also specialises in international real estate investment and development:

The design took into account the current conditions of the neighbourhood, its infrastructure and the capacity of the utilities. This means that, in parallel with the construction, infrastructure improvements will be made where necessary to provide a more stable and modern service to the area.

The residential area will be accessible from five directions

According to the investor, the area, which will be accessible from Krasznahorka, St. László and later from Érsekújvár Street, will be divided into playgrounds, green areas and community gardens. The new housing estate will be accessible from five directions, with the majority of traffic on Soroksári út, so that the existing streets with detached houses in the vicinity will not be subject to any significant additional traffic.

The apartments will have parking spaces for 789 cars, 289 in underground garages under the buildings.

Three large parks and community gardens to green up the area

The announcement of the investment states that the properties will be built according to the latest energy principles and will be equipped with solar panels. The buildings will not form a large block, but will be arranged in an airy way over an area of almost 100,000 square metres. Green spaces around and between the buildings will link three large parks.
