Family-friendly and 21st century lifestyle apartments built in Budapest
A press tour was recently held to present the hundreds of new apartments of Zenit Residence by Bayer in Zgkló and Elite Park in Újbuda, which are part of the Bayer Construct and Bayer Property developments. These two projects, whose realisation has been followed by our portal throughout, represent a new level in the real estate development of the capital, both by creating a high quality, modern and liveable living environment, and by the size of the apartments and their cost-effective technical solutions.
They sought harmony between the interior and exterior spaces
In Zugló, 168 apartments will be handed over in the Zenit Residence by Bayer project, said the press event. The sales director of Bayer Property, Akos Balla announced that the first 30 buyers will be able to get their new home at a discounted price of 1.2 million/m² in the framework of a surprise summer sale. The apartments come in a variety of sizes and almost all have a spacious terrace. The latter solution was part of the concept to combine the spacious interiors with a usable outdoor space that can be furnished.
Accessible from three staircases (A, B and C), the eight-storey homes have a single-level underground garage and ground-floor storage and parking. Shaded seating areas with benches and playgrounds have been created in the courtyards.
High-quality building materials and energy-saving engineering solutions
The apartments in the Zenit Residence project in Zugló have been designed with a number of innovative solutions.
Among others:
- higher quality and use of materials different from other market players, such as glass balustrades, clinker bricks, curved facade solutions,
- harnessing geothermal energy for cost-effective maintenance,
- and interior living spaces of varying layouts and sizes.
Energy-saving solutions
Geothermal, heat-pump heating and cooling technology was used, which is still a novelty for apartments.
The apartments and commercial premises of the condominium will have modern triple glazing and motorised shutters with concealed blinds. This is also part of the effort to minimise maintenance costs, as is the ceiling-integrated cooling and heating system in the ceilings and the electric underfloor heating in the bathrooms.
Construction in record time
The construction was carried out at a tight pace, but meeting the deadlines was greatly facilitated by the use of prefabricated elements produced by the group - project manager András Herczeg told our portal on site.
This technology, which is still less used in our country, has numerous advantages. The specialist mentioned some of them: the use of ready-made elements guarantees high manufacturing quality, reduces the need for on-site labour and production.
By minimising the latter, it was possible to avoid adverse weather conditions slowing down or delaying construction. The prefabricated elements were delivered to the installation site with the heating and cooling panels already installed, resulting in significant time savings.
Family atmosphere in the heart of Zugló
The aim of the project was to integrate the modern forms of the building into Zugló's environment, while the playgrounds and community gardens create a family atmosphere for those who will find a new home here.
It was said at the briefing that the positive changes in CSOK+ and bank loans have stimulated interest in the apartments. The variety of home sizes - from 28 to 132 square metres - has attracted the attention of those about to start a family and those already living with a family. What makes the project really attractive is the high quality of the workmanship and the complexity of the project.
The transport system in the area is also being renewed
In addition to the real estate development, the Bayer Group is also renewing the transport system in the area, improving and upgrading the associated road and pavement network.
The Csömöri road will be renewed twice in two lanes on this section, together with the Rákos stream bridge. Two lanes for cars and two lanes for buses will be provided.
464 apartments built at the same time in Újbuda
The other major project of the Bayer Construct group, the 464 new apartments of Elite Park in New Buda, will also be delivered this summer. The two ground floor + 9-storey buildings of the development are being constructed simultaneously on a corner plot with Budafoki út as the site boundary and Barázda utca as the other side boundary.
The Bayer Group has implemented the Elite Park as a further phase of an investment project started earlier. The original concept was partly taken further in terms of colour, but the spaces were redesigned, the terraces were made more open and glass balustrades were installed, which was a good decision based on the feedback.
Elite Park also has a variety of apartment sizes to choose from. The briefing was told that the project has an 82 percent
sales rate. Large single-family homes and one-bedrooms were the top sellers,
but there is still availability of all types. The 2-4 bedroom apartments are also eligible for the CSOK (Family Housing Subsidy).
Housing adapted to lifestyle and living situation
Like the Zenit, the Bayer Group has implemented a number of innovative solutions.
First and foremost, solutions that fit the lifestyle and living situation are reflected in the design and construction of homes.
The spaces were consciously designed to be livable and more spacious than usual. Instead of the typical 40 square metres, the apartments are 47-50 square metres in size, allowing for 4-5 square metres of storage space per room. The creation of a utility room was primarily designed with families with small children in mind, who need to do the washing every day. The separate room was designed to prevent bathrooms from becoming cluttered and the shelving system also helps to keep the home tidy.
All apartments have a balcony and a kitchen ready to move in
All apartments have a balcony, which has become almost a requirement for properties since the Covid epidemic. The purchase price includes kitchen furniture, fitted kitchen, air conditioning. The new buildings are A+ energy rated, ensuring sustainability and low overheads. The heating is provided by the nearby power plant, district heating has many advantages, is state subsidised and as it is a heating system for the whole capital, security of supply is high.
Families with several children find a safe home
The penthouse apartments have been designed to allow for the use of hot tubs, ceiling loads, water and electrical outlets. This gives the terrace real garden and leisure functions. For the ground floor apartments, gardens of around 40 square metres are connected to the homes.
The developer's intention was that the size and function of these properties would serve the needs of a family, whether for communal dining or relaxation.
The building is named Elite Park, which refers not only to the use of high quality clay and technology, but also to the design of the living environment. More than 10,000 square metres of green space have been created in the parks and passport areas.
The 600 or so apartments completed in the two projects will be handed over to their occupants during the summer.
Bayer Group's developments, with the two investments, represent ten percent of the new residential construction market in Budapest.
