Another milestone in Zugló - all seven buildings in the new office district are ready
The Zenit by Bayer project next to Bosnyák Square is beginning to take shape: In two years, Bayer Construct Zrt has completed the structural work on seven buildings in the new Zugló office district. Our newspaper has been following the development of the investment project carried out by Bayer Property, a member of the group, from the very first ground-breaking ceremony. The contractor began the underground construction work on the first office building, named O1, in the summer of 2022, and then, with minor delays, began work on the other six buildings. Thanks to the accelerated construction, three buildings (O2, O3, O4 and O7) were structurally complete in March 2024, with the remaining four buildings completed by the summer. To mark the occasion, the Bayer Group held a large-scale combined topping-out ceremony on 13 September.
The company places great emphasis on this 800-year tradition, which brings together builders, clients and workers to celebrate. In recognition of their work, the builder hosted all those who contributed to this achievement.
The ceremony was opened by Regő Lánszki, State Secretary for Architecture, followed by András Varga, Head of Bayer Construct Zrt.'s Structural Engineering Division, who spoke about the project.
Fast and professional construction with prefabricated elements
In Budapest's 14th district, Bayer Construct Zrt. is building a new, multifunctional city centre with environmentally friendly solutions. The area includes homes, offices, shops and community spaces. Of the eight buildings in total, the first to be completed was the residential building, Zenit Residence by Bayer, which represents a new level in real estate development in the capital, both in terms of creating a high-quality, modern and liveable residential environment and in terms of the size of the apartments and their cost-effective technical solutions. The facility's 168 apartments are already welcoming new residents.
The amazing speed of the project lies in the use of precast concrete elements and efficient organisation. The elements were delivered to the construction site in Zugló and installed in the individual facilities according to a precise schedule. By using reinforced concrete panels, the contractor is able to double the speed of the usual labour force Bayer Construct Zrt.
The construction of the facades has also been accelerated
Facade elements are currently being installed on buildings O3 and O4. These prefabricated composite elements, whose uniform colour will lend an extraordinary atmosphere to the office district, which already November 2023. The metal panels are of high technical and aesthetic quality, and another important feature is that they reflect heat in warm weather and retain heat in cold weather.
95 per cent of the elements are made in a factory, assembled in a workshop and then simply lifted and fixed on site. This reduces the construction time of the façade by about 2/3 compared to the traditional curtain wall method.
They also paid attention to inner harmony
The individual office buildings are not only uniform on the outside, but also on the inside. The lobby space is the same in each building, with a spectacular atrium design, but the motifs of the interiors distinguish each office building from the others.
In the O5 and O6 buildings, which reached their highest point in March, the interior spaces are being built. During the summer months, the false floors were completed on some floors, under which the entire electrical network is being drained.
