Dormitories are being converted into apartments in this university city
Three dormitory buildings will be renovated on behalf of the University of Miskolc by Épkar Zrt., according to a public procurement notice.
Buildings to be renovated in two phases
The dormitory buildings E2, E3 and E4 in the University City area will be modernised in two phases, so that they can accommodate students during the works.
According to the announcement, the first phase of the 4.4 billion euro investment will be the renovation of buildings E/3 and E/4 and their surroundings.
The contractor is expected to take over the Phase II worksite in September 2025. If the University can ensure the E2 building is vacated and handed over before the start of the academic year next autumn, the second phase of the renovation could start earlier. The contractor will only be able to start this once it has handed over the two dormitories modernised in Phase I to the students, furnished and equipped, on 1 September 2025.
9200 square metres of new space in 9 months
The first phase of renewal will start in the E3 and E4 colleges. These currently have rooms with 2 and 4 beds, corridors with shared bathroom blocks and kitchens. The two dormitories have a total net floor area of 9241 square metres, which will be modernised in 9 months.
Double rooms will have private bathroom and kitchenette
More than 400 windows will be replaced in the two separate buildings, and nearly 500 exterior and interior doors will be replaced with new windows and doors. After the complete renovation of buildings E3 and E4, students will be able to move back into 98 to 98 double + en-suite accommodation units with kitchen facilities (cooker, fridge and sink).
A ventilation and presence detection system will be installed in the wet rooms. The project will involve replacing the tiling in the corridors and wet rooms, covering more than 10,000 square metres. The basement and attic ceilings of the buildings will also be newly insulated.
The gym will be renovated, and the cooling systems of the buildings will also be upgraded
In the E4 building, energy modernisation works will be carried out in the gym part of the building. The mechanical systems in both buildings will be upgraded, new radiators will be installed and heating pipes will be replaced. The project will also include the installation of air conditioning systems in the dormitories on each floor.
The project will also affect the surroundings of the dormitories, with more than 50 paved parking spaces, as well as access roads, pavements and outdoor lighting.
College E2 could be a workspace from autumn 2025
In the second phase, the E2 dormitory building, with a net floor area of around 4,390 square metres, is scheduled for renovation from autumn 2025.
After the works, students will be able to move into 89 double accommodation units with en-suite bathrooms and kitchenettes. The contractor will also replace 183 windows and 273 doors.
As in the other two blocks, new tiling and insulation will be installed, while the mechanical systems will be renewed and, in addition to new radiators, a ventilation and air conditioning system will provide indoor comfort for the young people.
