The Biatorbágy warehouse extension has reached its highest structural point

MERKBAU will also build a warehouse, office and social building, as well as a portal building in the metropolitan agglomeration.

On 10 October 2025, a topping-out ceremony was held in Biatorbágy for the large-scale project involving the construction of the MERKBAU Zrt., after it reached its highest point.

The investment will add a multifunctional building complex to the UTT Europe Kft. logistics centre for wholesale clothing and will pave the way for the construction of a subsequent warehouse of approximately 23,000 m2.

At the event, Tamás Mádl, Technical Director of MERKBAU Zrt. welcomed the participants.

"During a long construction process, you have to stop and take stock of what you've achieved and what lies ahead. Talking over lunch gives us a chance to strengthen our relationship with our clients and subcontractors, which helps us to complete the project successfully. It also gives us the opportunity to thank everyone who has contributed in any way to celebrate the next milestone together."

He added: "Already at the bidding stage, it was clear to us that the client wanted to have its needs finalised at the construction stage and that we would be flexible enough to accommodate them."

In his speech, he pointed out that the monolithic reinforced concrete structure was built largely with their own resources, and stressed that they are proud of the fact that the subcontractors are trying to cope with the difficult construction environment.

Olivér Lakatos-Tóth, co-owner of UTT Europe Kft. said: "Today, UTT works with more than 1500 active partners, linking the fate of hundreds of families with ours. Their success is our success and our development is their opportunity."

In his speech, he thanked MERKBAU Zrt. and the professionals of the companies involved, including KMB Energy and CSMT Kft., without whose precise, persistent and professional work the construction would not be here today.

"This is not just a new hall, office and porter building, but a complex, state-of-the-art facility that will provide a long-term foundation for development. It is a tribute to all those who have been involved from design to construction - be they engineers, site managers or on-site specialists", he added.

After the speeches, Endre Bezdán, the architect recited the traditional bokreta poem. The event ended with a communal meal.

More buildings, more functions

A complex of buildings, designated as Phase II and III units, and a porch building will be constructed on the site adjacent to the existing and operating warehouse building (Phase I).

  • Phase II.a is a prefabricated reinforced concrete structure of about 1900 m2-12 m high warehouse with docking facilities for 4 trucks at the same time.
  • Phase II.b is a monolithic reinforced concrete structure of about 500 m2 a four-storey interconnecting building with a social block and storage space.
  • Phase II.c is also a monolithic reinforced concrete structure, which will consist of 350 m2 building unit. Its function is typically office and social blocks (toilets, changing rooms, etc.).
  • Phase III is a representative, 500 m2 is an eight-storey monolithic reinforced concrete building, functionally an office block belonging to the Logistics Centre, which offers a panoramic view of both Lake Törökbálint and the Buda Hills.
  • The portal building is a 125 m2steel-framed building. Its two main units are the reception desk itself and the 90 m2 garden storage area. The portal building has a separate building permit.

Where is the implementation?

Construction started in mid/late October 2024. The structural works took place in spring and summer 2025, and since then the main works have been the installation of the façade panels, the roof and terrace insulation and the installation of the windows. The industrial flooring of almost 2000 m² has also been completed in the hall.

Currently, the interior finishing work is underway: after the plasterboard walls, the floating screed is being laid. The cold and hot tiling and surface preparation works are expected to start in mid-November. Between 70 and 100 specialists are working on site at any one time, including KMB Energy Kft. and CSMT Erősáramú Szolgáltató és Kereskedelmi Kft., members of the MERKBAU group

Special structural solutions

The project stands out among the contractor's previous projects because of its generosity. The building complex will be constructed with different structural solutions - a combination of prefabricated, monolithic and apparent monolithic structures. A special support structure had to be designed for the façade panels.

The earthworks are also large-scale: around 40,000 m3 of cut and fill will be built, with special engineering solutions to consolidate the area.

Geothermal wells and a heat centre will provide the winter and summer heating needs of the office blocks belonging to the logistics centre.

Challenges and cooperation

The project is complicated by the fact that two design teams are working on the final designs: the permit and tender designs were both prepared by Konstruma Építész-Mérnök Tervező-Tanácsadó Kft.; while the interior redesign of the office blocks, a kind of "fitout", was commissioned to the Design Team of MERKBAU. The coordination of the teams' work requires particular attention.

The continuous preparation of the construction plans meant that the work had to be scheduled flexibly, and the earthworks and foundation work carried out during the winter months also presented a challenge.

Unique scale

What makes the project special is the diversity of the structure, the complexity of the functions and the large-scale excavations, as well as the fact that it will create industrial, office and social spaces at the same time. The facility will thus serve not only as a logistics centre, but also as a modern working environment for employees.
