A new urban complex is taking shape on the site of the Szikra Printing Works – the Parkside Residence has already reached its highest point

A four-phase urban development project is underway in the 13th district on the site of the former Szikra Printing Works, which has stood unused for more than 15 years. As well as flats, a hotel, retail units and communal spaces, the development will also feature almost 4,800 square metres of green space.

One of the District XIII’s major ongoing urban development projects, Parkside Residence, has reached the highest point of the building. The developer UDI Group and the main contractor Bernecker Zrt. celebrated this milestone with a topping-out ceremony. The multi-purpose complex is being built on a site totalling 43,650 square metres, on the former site of the Szikra Printing Works, bounded by Esztergomi út, Visegrádi utca, Süllő utca and Zsilip utca.

The site, which has been lying unused for more than 15 years, will be redeveloped in four phases. The development will include 324 new flats, a four-star hotel with 152 rooms, nine retail units, 364 parking spaces and 215 storage units.

One of the key features of the development is the internal landscaped garden covering approximately 2,000 square metres associated with the residential buildings, whilst the total green space amounts to almost 4,800 square metres. The project is being developed in the immediate vicinity of Vizafogó Park, adjacent to the Göncz Árpád town centre area.

The developers’ aim is to create a mixed-use urban environment where, alongside residential facilities, services, retail and community spaces, as well as recreational facilities, are also available.

A four-star hotel is also being built

As part of the complex, a 152-room Staybridge Suites hotel will also be built. The four-star, apartment-style hotel will join the portfolio of the IHG Hotels & Resorts international hotel group, and will be operated by Mogotel Hotel Group.

The hotel is aimed primarily at business travellers and guests staying in Budapest for a medium-term stay.

International developer, Hungarian main contractor

The developer of Parkside Residence is the Czech company UDI Group, which has a history spanning more than three decades. The international property developer currently operates in six countries with its residential, retail and logistics projects. Parkside Residence is the company’s first investment in Hungary.

The final architectural plans for the project were drawn up by A3 Architects, whilst the general contracting work is being carried out by the Hungarian-owned Bernecker Zrt.. The company has been active in the construction industry for more than 25 years and has been involved in the construction of more than 270,000 square metres of buildings over the past five years.

Jan Chromeček, Chief Executive Officer of UDI Group, emphasised at the topping-out ceremony that, as the company’s first development project in Hungary, this investment is of particular importance to the company; for this reason, the selection of the contractor was preceded by a thorough tender process.

They also use energy-efficient solutions

Energy efficiency and the reduction of operating costs were key considerations in the design of the Parkside Residence. The flats will be fitted with heat-pump-based ceiling-mounted cooling and heating systems, which, according to the developer, are designed to meet the requirements of energy efficiency class A+.

The project also includes a rainwater-recovery irrigation system, as well as preparations for electric vehicle charging points and smart home infrastructure.

The façade and mechanical engineering works are next

The topping-out ceremony marked the completion of another important phase of the structural works. The project is proceeding according to schedule, and in the coming period, façade, mechanical engineering and interior design works will take centre stage.

With the completion of the Parkside Residence project, the site of the former Szikra Printing Works – which has stood unused for more than a decade and a half – will be given a new purpose, and a complex combining residential, hotel, retail and community facilities will be created in a busy part of the 13th district.
