BudaPart, the new neighbourhood

BudaPart

BudaPart is the first and largest property development of Property Market. Launched in 2016, the project is being implemented on a 54-hectare site in Lágymányosi Bay. The new district has redefined the southern section of the Danube riverbank as one of Budapest's largest brownfield conversions. The Kopaszi Dam, which is part of BudaPart, has become a popular place for relaxation and socialising, with numerous catering establishments and services added since the project began. The renovated dam has been in operation since 2016, and since then, 600 m² of green space has been created and numerous developments have been implemented.

The development has so far included eight residential buildings with a total of 1,322 apartments, 1,420 garage spaces and 920 storage spaces. Three modern office buildings have also been completed in the district, and the 198-room Radisson Budapest BudaPart business hotel has opened its doors. The project is based on the 15-minute city concept, focusing on a green and liveable environment, where all services are within walking distance and within a few minutes. In the central part, a two-hectare park awaits the residents, with rest areas and a dog run.

Property Market

One of the district's iconic landmarks is the MOL Campus , Budapest's first and only skyscraper, designed by Market Építő Zrt.. The 143-metre-high building has a panoramic observation deck at the top, offering unparalleled views of the capital.

The BudaPart district has won 14 awards to date, including the FIABCI World Prix d'Excellence award for best urban development. Dürer Park and BEM Center have also earned Portfolio Property Awards professional awards. The latest recognition for Property Market is the Business Superbrands certification awarded in 2025, which is given annually to Hungary's leading business brands based on brand quality and professional performance.

Dürer Park

Built in the vicinity of Városliget, the villa district shaped the uniqueness of Dürer Park is primarily due to its exceptional location and the opportunities offered by the surrounding area, the announcement emphasises. In addition, the architectural solutions of the buildings and the balance between the green and built environments also make it stand out on the market. Two office buildings were constructed during the project, and three new-generation residential buildings are currently under construction, which will house 207 premium apartments.

Dürer Park apartment building 

The project is an important element of urban regeneration, as Dürer Park is directly connected to the renewed City Park. As part of the development, new cycle lanes have been created in the central section of Dürer Row in Ajtos and safe, direct pedestrian crossings have been installed. A new pedestrian promenade will also be built in the area, creating a link between the inner park, the residential buildings, the residential area and the City Park.

BEM Center: hotel and office building

In the case of BEM Center in the second district, a historically significant but long-disused, dilapidated building was given new functions that serve real needs. This unique development has received several professional awards, including the Portfolio Property Awards award.

As part of the development, a 20,000 m² office building was inaugurated in February 2024, and in the same year the five-star Kimpton BEM Budapest Hotel opened with 127 rooms. Thanks to the concept of the Bem Square building, the hotel and the office building are mutually reinforcing: the design allows for physically and functionally integrated services for both hotel guests and office building tenants.
