From railway repair shop to modern apartments

The 2nd and 3rd phase of the Elite Park project started in 2019, when Bayer Property purchased the site of the Railway Repair Shop, which had been abandoned for decades, on the area bordered by Budafoki út and Barázda utca. The aim of the project was to create a modern, all-inclusive residential complex offering comfortable and modern apartments in the heart of the city.

Much of the area has been landscaped with green areas and a playground, making the gardens of the complex a real urban oasis for residents to live and relax in.

Residents have already moved into the first building of the 3-building complex, which is already completed. The two new buildings - ground floor + 9 storeys - now completed have a total of 464 apartments in various sizes and layouts, ranging from 28 m² studio apartments to 150 m² luxury penthouses with roof terrace.

Mapei solutions on 75 000 square meters

During the construction of the Elite Park, a total of 75 000 m² of Mapei products were used by contractors in the following areas:

• design of the facade system for the entire residential building, 14 000 m²,
• waterproofing works (substructure, slab, terrace), 17 000 m²,
• underground car park flooring 8 000 m²,
• gluing of the hot tiling of dwellings, 26 000 m²,
• tiling of indoor wet rooms and corridors, lobbies, 6 000 m²,
• construction of outdoor raised decking, 4 500 m².

Façade insulation and coating

When designing the façade system, Mapetherm Mineral – Mineral thermal insulation system was used on 14,000 m².

During the work, they first glued it to the masonry using Mapetherm adhesive patch to the masonry and XPS thermal insulation boards to the plinth. After installing the Mapetherm dowels, smooth the surface by applying a layer of Mapetherm Net glass fibre mesh was embedded in the applied layer, Mapetherm adhesive tape was used again to smooth the surface.

Subsequently, the masonry was coated with Acrycolor Tonachino acrylic resin colouring coating was applied to the masonry, and prior to this, Universal Base Coat primer was used to prime the surface.

On certain parts of the façade, Quarzolite Pittura acrylic dispersion paint was used, which is resistant to all climatic conditions and the destructive effects of smog, salt and solar radiation, thus providing lasting protection for the substrate. The Universal Base Coat primer was also used to prime the surface.

Waterproofing

The roof insulation was carried out in the consortium Isogeneral Kft., Hydroproof Kft. and Kővég Kft. between August 2023 and May 2024, for a total surface area of 17 000 m².

The different insulation tasks were split roughly equally between the companies:

• Substructure insulation - Polyprimer, Flexo S6 Premium and Antiradice Flex P root-resistant plate
• Slab and large roof deck insulation - here, PVC insulation was applied under the EPS insulation in a straight layer with Mapeplan B
• Green roof insulation - reverse-layer bituminous insulation: Polyprimer, Antiradice Flex P and Flexo S6 Premium on sloped concrete, XPS thermal insulation and Polyfond Kit Drain embossed surface leakage board. This was then covered with green surface or cladding as planned.
• Smooth terrace insulations - Coating insulation using Mapelastic Foundation and Adesilex PG1 resin mortar, the latter being used to join the Mapeband Easy reinforcing tape to the balcony parapet. For vapour barrier, Polyvap Radonshield and Polyvap SA were used.
• Hybrid terrace insulation - The hybrid insulation was required where the terrace above the still overhanging dwelling. Below the extending apartment, Mapeplan Therm PIR Alu step-resistant insulation was applied, and from there outwards only coating insulation (Mapelastic Foundation) was applied. As a transition strip, the installers used Mapeplan Tape PVC.

Underground garage industrial floor

The floor covering of the single-storey underground car park was installed by Turul Padló Kft. between January and May 2024 using the Mapefloor Parking System RLT system, covering an area of 8,000 m². In addition to the traffic areas of the underground car park, Mapei synthetic resin floor coating products were also used for the floor covering of the storage areas.

Heat wrapping

The complete Mapei coating system used to bond the vinyl hot melt tiles in 464 homes - roughly 26 000 m² in area - is KM Par-Ker Kft., the specialist contractor:

• Ultraplan Contract socket balancer
• Mapeproof Primer primer
• Ultrabond Eco V4 Evolution glue

Indoor cold tiling

For two staircases, BESÉP Kft. carried out the indoor cold finishing work, using Mapei products for a total of 6 000 m²:

• tiling of wet rooms in more than 100 apartments
• cold tiling of corridors and communal areas in two stairwells
• outdoor glued flooring on large terraces on floors 8-9

The following products were used for the interior tiling: Primer G primer, Mapegum WPS kent waterproofing, Mapeband Easy flex reinforcement tape, Keraflex Maxi S1 Zero adhesive mortar, Ultracolor Plus grouting mortar, Mapesil AC flexible joint sealant.

Paving of terraces with subfloor system

In addition to the aforementioned interior tiling, the apartment also includes a terrace, where BESÉP Kft.'s specialists have installed PP Level Duo raised access flooring for almost all the apartments, covering a total area of 4 500 m².

In this system, the tiles are placed on easy-to-level plastic feet without gluing. The advantage of this type of tiling is that water and pipes can run under the tiles. The terrace can be quickly built and easily maintained.

The construction of Elite Park has not only created new homes, but has also contributed to the regeneration and development of the neighbourhood. The former industrial site has now been transformed into beautiful, thriving homes with a very nice, environmentally friendly garden, and Mapei is proud to have been able to contribute greatly to this building dream with its environmentally friendly and durable products.
