The development of Rákosrendező has entered a new phase: the planning stage is beginning
According to information published in the EU public procurement notice, at the request of the Budapest Metropolitan Municipality, Budapest Főváros Vagyonkezelő Központ Zrt. (BFVK Zrt.) for the implementation of a complex urban development project involving the elimination of the Rákosrendező rust belt.
The Budapest Metropolitan Municipality – through the acquisition of BKM Budapesti Közművek Nonprofit Zrt. – has gained 86 hectares of prime land in the area around the Rákosrendező railway station. The capital city's goal is to create a modern, green and socially sustainable urban district on this brownfield site.
The development aims to create a human-scale neighbourhood with park-like public spaces and modern residential buildings, offering housing, jobs and community services all in one place.
Purpose and content of the master plan
The project is based on the master plan, which is a comprehensive urban planning document that defines the conceptual directions, functions and layout of the area's development. The design must take into account architectural, transport, public utility, green space, economic and sustainability considerations.
The master plan aims to ensure a harmonious relationship between the built and natural environments in the long term, as well as to make proposals for housing, community and transport functions.
Main parameters of the development
The total area of the development zone is 244 hectares, of which 149 hectares is strictly defined as a development area, classified entirely as brownfield. Within this, a residential-dominated neighbourhood will be created on 50–60 hectares, which will also serve as the city centre, where public institutions, cultural and recreational functions will also be located.
One of the key elements of the investment is the creation of a contiguous urban park covering at least 25 hectares, which will be achieved through the recultivation of former railway areas and the restoration of the Rákos stream to its natural state.
An integral part of the development is also the connection to Budapest's main bicycle network and the design of the Rákosrendező intermodal hub, which will be able to serve 20,000 passengers a day in the future.
Application process and deadlines
As we we wrote earlier, the participation phase of the Rákosrendező master plan design competition began on 26 September 2025, with a deadline for submitting documentation of 4 November 2025.
The design phase is expected to begin on 18 November 2025, followed by a site visit on 28 November. The deadline for submitting entries is 10 February 2026, and the results will be announced on 31 March 2026.
The participation phase was open, and a maximum of 16 design teams from among the applications received will be invited to the second, tender phase.

The entries will be evaluated by a prestigious panel of judges, including:
- Gergely Karácsony, Mayor of Budapest – chairperson
- Dávid Vitézy, Chairman of the Climate Protection, Transport and Urban Development Committee of the Budapest General Assembly – co-chair
- Regő Lánszki, Chief Architect of Hungary
- Zoltán Erő, Chief Architect of Budapest
The total value of the competition prize is 18 million forints.
Sustainability and vision for the future
The development of the Rákosrendező district is not only of architectural significance, but also of environmental and social importance. The project places particular emphasis on climate protection, urban ecology, rainwater management and energy efficiency.
The aim is to transform the area into a green, liveable and future-proof part of the city that can serve as an example of sustainable urban development.
