Hungarian property manager buys office building in Bucharest
The Gordiusz Magántőkealap sale and purchase agreement managed by Gránit Alapkezelő was concluded with the Equilibrium 1 office building in Bucharest owned by Skanska Commercial Development to purchase the shares of a Romanian project company that owns the Equilibrium office building in Bucharest. The transaction is expected to be completed and the property transferred in the second quarter of 2025. The value of the transaction is EUR 52 million (approximately HUF 21 billion at today's mid-market rate – ed.), according to a statement sent to our newspaper by the Hungarian company. From Vienna to the Balkans
For Gordiusz Magántőkealap, this acquisition is another important step in the implementation of its "5B Strategy", which aims to build a regional office portfolio in Budapest, Bucharest, Belgrade, Vienna and Bratislava.

21 thousand square metres in the Romanian capital
The Equilibrium office complex, consisting of two buildings in Bucharest's Floreasca district, is one of the most significant commercial real estate projects in the Romanian capital. The first phase of the complex, which is the subject of the transaction, was completed at the end of 2019, LEED has a Platinum energy efficiency certification and offers around 21,000 square meters of leasable space.
The premium office building is operating at full occupancy, with tenants including IT, property development, pharmaceutical, legal, communications and retail companies.
