Detailed plans for the transformation of the former Villányi út party building of the MSZMP

The first prize-winning design will revitalise the existing main building near the capital's Feneketlen lake.

The fate of the former MSZMP party building on Villányi út in Buda's 11th district has been a topic of interest among professionals and residents of the capital for some time. There had been talk of demolishing the building, which was once home to the symbolic institution of the ruling party before the change of regime and was sold by the MSZP in 2024 to the privately owned Forestay Group.

The latter company announced an open architectural design competition for the future of the building, the results of which were recently announced: Vikár és Lukács Építész Stúdió won first place, second place went to BORD Építész Stúdió won second place, and Archikon Építésziroda won third place.

Premium apartments will also be developed

For this competition, Forestay Group set as a principle that the entries should "respond sensitively to the past of the site, provide answers to the challenges of the present, and create a forward-looking connection and reinterpretation of the unique qualities of this part of the XI district, the cultural axis of Bartók Béla út, the Móricz Zsigmond Boulevard, Gellért Hill and the Feneketlen Lake." The tender also stated that the project is expected to include residential and commercial properties.

Now the Építészfórumon signed by Vikár and Lukács a broader concept presentation, as well as a number of visual plans and site maps. This was immediately highlighted:

Retaining the existing main building is not only economically rational, but also architecturally and ecologically responsible.

As regards the plans for the redevelopment, they stressed that after examining the building options, it became clear that the construction of a new building on the scale of the current mass would not add any functional or economic value. It was also pointed out that the demolition of the former auditorium wing would allow new development on the rear part of the site.

Sustainability has been a guiding principle throughout the design

The Vikár and Lukács material points out that the complex's features such as high ceilings make it an excellent choice for luxury apartments. Sustainability is also a fundamental principle: they describe how the reuse of the building has a significantly lower ecological footprint than a complete demolition and new construction.

The two villa buildings behind the main building are also emphasized as not subordinate actors, but consciously placed elements that create a link to the Feneketlen lake, the towers of St. Imre's Church and the panorama of the Citadel.

In the building complex located in the green area, vegetation appears on the roof and side walls of the building and plays an active role not only from an aesthetic point of view but also in terms of energy: “vegetation is not just a visual element: it insulates, shades, humidifies, protects – and at the same time contributes to the mental well-being of city dwellers,” , they stated.
