Rural Home Renovation Programme: the key to roof modernisation

In Hungary, an ageing housing stock means that many homes are in need of renovation. Typically, in smaller settlements we find houses in an outdated condition, where a very high percentage of the roof structure is in need of repair. The government has launched a range of home renovation incentive schemes to improve housing conditions for people living in rural areas, but the conditions for subsidies and the exact geographical location of the property will largely determine which direction to take. The Rural Home Renovation Programme offers significant financial assistance - even without energy certification - and is now available to pensioners.

There are almost always significant cost factors to consider before upgrading a property, and although a complete roof renovation or replacement is a long-term value-adding investment and one of the best returns on investment, securing the finance can be a problem for many families. Non-reimbursable state subsidies can make it easier to achieve our goals, and a home renovation loan can provide an additional source of finance for the construction.

This is the amount we can expect

Within the Rural Home Renovation Programme, people living in settlements with less than 5,000 inhabitants, including pensioners, can apply for the invoiced renovation costs 50%, but they can receive a maximum of HUF 3 million in non-refundable subsidies, which can be claimed after the renovation is completed.

However, those who do not have sufficient savings to finance the modernisation can bridge the financial gap with an interest-subsidised loan. The maximum loan amount is HUF 6 million, with a maximum term of 10 years.

 

 

 

 

Can also be used for roof renovation

Applicants can also use the funds to replace and renovate roofs, and for insulation, which is critical for most rural family houses, as the age of the formerly popular Kádár houses can reach 65 years. It can also be used to install solar panels, which alone, but combined with insulation, can also reduce the energy use of the building.

The aid can be combined as an alternative policy measure if the applicant can demonstrate the final energy savings at its own cost, in writing, by an energy auditor or building energy certification.

 

 

The minimum that must be met by applicants

Eligible persons are those who:

  • are expecting or raising at least one child,
  • pensioners (old-age, widow's, widower's, invalidity, etc.),
  • living with a recognised health impairment or receiving other statutory benefits (e.g. a life annuity for dancers, a service pension).
  • Spouses or civil partners must live at the same address if they apply jointly and the property for which the allowance is paid must be in the municipality specified.
  • The grant can be claimed once, without prejudice to previous use of the home renovation grant for families with children.
  • The dwelling for which they are applying must be owned by the claimants or their children with at least 50%.
