Not only in Budapest - now Debrecen factory developments have attracted agglomeration logistics development

Market is building a new warehouse centre in Ebes in a Belgian-Hungarian investment.

A logistics hall with a floor space of nearly 55,000 m² is being built in Ebes, near Debrecen. With Belgian-Hungarian ownership, Weerts Logistics Park (WLP) HUR One Kft. is the first investor with foreign interests to develop speculatively in the Hajdú-Bihar county seat region without having any orders in place yet. The greenfield investment will take place near Debrecen Airport and the BMW factory currently under construction, with construction being carried out by Market Építő Zrt. on a 122,000 m2 plot.

According to a press release from WLP, the contractors are already paying special attention to sustainability and the use of renewable energy sources during the design phase, and the logistics hall will thus meet the requirements for BREEAM Very Good certification.

Debrecen airport is just 20 minutes from the development site, making the hall an ideal base for those considering air, rail and road freight transport. With BMW servicing companies expected to set up in Debrecen, this project could be an excellent match for the needs of the region

On 28 April, the memorial was ceremonially laid in a time capsule by Ernő Hadnagy, Managing Director of Daniella Electricity, Mária Szabóné Karsai, Mayor of Ebes and Robert Mikusi, deputy general manager of Market Építő Zrt. contractor, presented mementos of the start of construction, including coins, paper money, newspapers and photos that will be in circulation in 2024. The first 22 000 m2 section of the building is scheduled to be completed by the end of 2024.

The large-scale project will be carried out in compliance with the rules

The investment will be carried out under a building permit procedure. Compliance with the regulatory requirements will be continuously monitored during construction. The construction will be completed by a commissioning procedure, during which the relevant authorities will also verify that everything has been built in accordance with the permits and plans," the information note said:

The resulting logistics base could have a positive impact on the value of the surrounding economic areas. The investor has taken into account the distance from residential areas in the design. This will ensure that the logistics park will not cause any environmental impact on the residential area to be protected, and therefore the noise impact will be below the limit value (42dB).

The entire site will be planted with trees to provide real shade and adequate canopy cover, taking into account environmental and aesthetic considerations.

Green design for low overheads

The logistics centre is designed and built with the environment in mind.The high-ceilinged, reinforced concrete frame building consists of a total of 4 separate rental units, which include storage and office space. The leasehold property offers low overheads thanks to the energy-efficient solutions incorporated, and an interior with excellent lighting.

The investor has placed a strong emphasis on energy-efficient solutions, with the halls being heated by sustainable heat-pump solutions instead of gas, which can be supplemented with solar panels according to user needs. Heating and cooling of the warehouses is provided by a heat pump and thermoventilator system. The office blocks will be designed as separate, stand-alone units for heating and air-conditioning.

They rely on local labour

During construction, both the investor and the contractor rely on a well-qualified local workforce. The halls being built will house more businesses and provide opportunities for growth. The building will provide employment for 224 people in a total of 4 rental units. Local contractors and teams of local labourers will work on the site preparation works and on the ancillary works to support the archaeological survey.
