Tenants took possession of new logistics centres in two agglomeration settlements in the capital

In Maglód and Fót, new buildings have been constructed to the highest sustainability standards as part of the HelloParks local bases. The Maglod development was carried out by Market.

Tenants are continuously moving into the two new warehouses of HelloParks , which were handed over by the developer in the first quarter of this year, the company said in a press release. The 46,000-square-metre MG3 in Maglód received its occupancy permit in January, while the 26,000-square-metre FT6 in Fót received its in March, and the first tenants have already been signed up for a quarter of the space in the warehouses. As its name suggests, the MG3 centre in Maglód was designed by Market Építő Zrt..

The new tenants for HelloParks are a diverse group: Loginvent Zrt. and WELL PACK Hungária Kft. have signed contracts for a total of 10,000 m2 in MG3, while Beta Hungary Kft, Keber Germany Precision Machinery Kft., KOPOS ELEKTRO Kereskedelmi és Gyártó Kft. and Serveone Hungary Kft. have leased a total of 7,600 m2 in the City Flex building FT6.

The first warehouse in Hungary to meet such strict sustainability standards

The tenants of the MG3 industrial warehouse are the first in Hungary to occupy a warehouse built to the highest Outstanding rating of the BREEAM sustainability standard's New Construction category.

This means, among other things, that the offices in the hall will operate with zero primary energy consumption thanks to the solar panels that will be installed on the roof, in addition to the building's construction, which has been carried out in compliance with very strict regulations.

Around the world, less than 3 percent of buildings are rated Outstanding, in Hungary only HelloParks is currently building an industrial building in this category, and MG3 was built by Market.

FT6, also developed to BREEAM Outstanding, is the first City Flex warehouse of HelloParks, designed to make it suitable for smaller spaces of up to 1,000 square metres. With drive-in only on one side and dock and drive-in doors on the other, the building's lower ceiling height and smaller size make it better suited to businesses involved in urban logistics and light manufacturing and assembly.

Currently, all our developments under construction are already built to the highest Outstanding certification criteria and EU Taxonomy requirements, which HelloParks aims to set a forward-thinking green industry benchmark at home and in the region"

Developments are ongoing

The industrial property developer HelloParks, which belongs to Futureal-csoport, currently has a completed portfolio of 150,000 square metres, which already includes four completed warehouse buildings. The MG1 in Maglód, which was handed over last year (also built by Market) and FT1 in Fót were filled with tenants in just a few months. By the end of 2023, an additional 103,000 square metres of warehouse space will be completed, namely the 45,000-square-metre FT2 building next to FT1 in Fót and the 58,000-square-metre PT1 building in Páty. The company has also started construction on a fourth key location around Budapest this year: the 60,000 square metre warehouse building in Alsónémedi is expected to be completed in the second quarter of 2024.
