The dismantling of Körszálló continues with the use of spectacular heavy machinery
The development of The Icon by Marriott Residences Budapest has entered a new phase: having reached the sixth floor, the contractor Market Építő Zrt. has switched to a different technology and work is continuing with heavy machinery – according to the company’s statement.
The change in method is necessitated by the shape of the Körszálló building: as the tower tapers in from the fourth floor upwards, the protective shield used to date could no longer be securely fixed in place.
At the same time, this height allows large demolition machines operating from the ground to reach the building, so the demolition work is continuing using heavy machinery, which is much more efficient and significantly speeds up the process

A shift in technology in the name of efficiency
The most unusual and striking feature of the site is a 72-tonne long-boom demolition machine, which is used to demolish high and internal structures. This monster literally „bites” into the concrete structure. The demolition of the lower structures, as well as the sorting of materials and their loading onto lorries, is carried out by 38-tonne excavator-rotary machines.
According to the statement, although the demolition using heavy machinery may appear from the outside to be a display of brute force, the process is carried out according to an extremely precisely planned scenario. The work was preceded by the implementation of appropriate protective and safety measures, followed by the precise determination of the demolition stages and the positioning of the machinery.
The project is moving forward with significant resources
Local residents and passers-by have no cause for concern: the heavy machinery is constantly moving around the building, systematically dismantling the structure from the inside. Although noise pollution is to be expected due to the use of demolition hammers, the contractor is minimising the dust pollution caused by the demolition through appropriate sealing measures and continuous watering.
Work is currently underway on a large scale in the area: a team of nearly 40 people is working on site alongside the engineering management. The fleet consists of at least 6–7 heavy-duty machines, several smaller machines, and around 8–10 lorries. To ensure speed and efficiency, the specialists are already carrying out site demarcation and the necessary earthworks in parallel with the heavy-duty demolition work.
The aim of all this is to ensure that the demolition of the structurally obsolete building is completed as quickly as possible, making way for the construction of a modern, 21st-century complex.
The Icon by Marriott Residences Budapest is expected to be completed in the first half of 2028; the development is being carried out by Market Asset Management Zrt.
