One of the key players in the development of Budafok town centre, the Fáber villa, may be renovated

The landmark historic building on Városház Square may undergo extensive renovation, resulting in the district gaining a modern, accessible institution serving community and healthcare functions, while preserving the architectural values of the building.

The Budafok-Tétény local government has published a conditional tender on the public procurement portal published a conditional call for tenders for the renovation of the locally protected Fáber villa located at Városház tér 13.

 

New functions in a historic setting

According to the plans, the building will undergo external and internal renovation, while new community and health functions will be added. A dental surgery and a multifunctional community space will be created on the ground floor, which will also be open to residents of the district.

The basement will also serve a community function: it will house a multifunctional space, communal washrooms and an area that can be rented out, even for community purposes. Long-term development plans include converting the attic, which would further increase the amount of space available for rent. The building has a usable net floor space of approximately 481 square metres.

Complete renovation and accessibility improvements

The renovation of the roof structure will also be on the agenda during the investment, with the replacement of the roof covering and tin structures, taking into account the possibility of future attic conversion. The interior spaces in the basement and ground floor will be completely demolished in line with the planned new functions.

An important part of the work is the subsequent insulation of the building against ground moisture, both on the vertical walls and in the floor structures. In addition, a complete facade renovation will be carried out, which includes the replacement of doors and windows and the reconstruction of stone elements.

The building will undergo a complete renovation affecting all disciplines – architectural, mechanical and electrical – with the creation of three separate functions. The plans include the installation of a lift, the provision of barrier-free access, and the landscaping of the immediate surroundings with paving stones, plants and grass.

The history of the Fáber villa

The once prestigious building standing on the corner of Városház Square and Mária Terézia Street was built in the late 1800s by Frigyes Fáber, Budafok's most sought-after cooper. The development of Budafok's town centre began with this building, which stood on the corner of what was then Barossliget and Ország Street.

Zoltán Brázay's pharmaceutical factory was built in 1902 on the site between the building and the southern railway line. This later became the foundation of the Budafok Town Hall. Budafok became a town in 1926, and after it was decided that the former factory building would become the town hall, the local authority purchased Frigyes Fáber's former residential building.

The building was converted and served as the residence of the city's mayor from 1929 onwards. In 1950, after the district was annexed to the capital, it was rebuilt and converted into a district paediatric clinic called the ”Green Cross".

In 1966, following the handover of the new central specialist clinic, the paediatric clinics also moved out. For a short time, the Patriotic People's Front moved into the building, followed – temporarily – by the Hungarian Socialist Workers' Party, until the planned renovation of the central party and KISZ headquarters.

The planned headquarters was never built, and when the political system changed, the MSZP got the building. Due to a lack of maintenance, the property became unusable, until finally, in November 2018, the local government purchased the building, which played an important role in the history of the district.

The modernisation will be carried out under the TOP PLUS programme. The deadline for submitting bids is 9 January 2026.
