The ground floor office block at 29 Hajdú Street in the 13th district of the capital is being renovated at a net cost of HUF 346 million. The investment primarily involves the renovation of the ground floor of the building, which is owned by the local municipality and houses the 13. Kerületi Közszolgáltató NZrt. Public Space Division. Complete renovation, from warehouse to office space

The project affects approximately 750 square metres of the 3,786-square-metre office building in Angyalföld: this involves the complete renovation of the ground floor section between the main entrance and the central staircase. The work is justified by significant structural damage: cracks and displacement.

During the renovation, new office spaces will be created: the side corridor system will be replaced by a central corridor layout, and the former storage and archive areas will be incorporated into the office function.

In addition to the reconstruction, the investment also includes complete mechanical, electrical and fire protection modernisation. The sanitary facilities will be renovated, all windows and doors on the street and courtyard sides will be replaced, and modifications will be made to the façade and a new thermally insulated parapet wall will be built.

Heat supply and technical infrastructure are undergoing transformation

As part of the project, the building's heating system will also be rationalised: the smaller northern heating centre will be decommissioned, and the ground floor offices will be equipped with a new radiator system from the remaining district heating centre. Cooling will be provided by split and multisplit units, while the internal wet rooms and corridors will be equipped with artificial ventilation. A complete electrical renovation will be carried out in the affected part of the building.

During construction, the continuous operation of the building must be taken into account: in addition to the temporary relocation of the concierge service, a maximum of 120 square metres of staging area is available to the contractor in the courtyard.
