If you live here, it really is just a five-minute walk to the Danube – Római Park has been officially opened
WING’s residential property development division, LIVING, has reached an important milestone. Római Park, situated on Pünkösdfürdő Street in District III, has received its occupancy permit. There can be no complaints about the location of LIVING’s first residential development in Buda – provided, of course, that prospective buyers are not put off by its location on the outskirts of the city.
From Római Park, situated on the corner of Pünkösdfürdő Street and Hatvany Lajos Street, the Danube is just a five-minute walk away, whilst the nearby Római-part, the refurbished Pünkösdfürdő Park and the Pünkösdfürdő beach offer a wide range of leisure activities. Another key feature of the project is the 3,500 m² inner garden, which will be home to 80 pre-grown trees, thereby providing a significant green space for the residential estate’s community.
A neighbourhood with excellent infrastructure
The neighbourhood is home to nurseries, pre-schools, schools and other educational institutions, meaning that the natural surroundings are complemented by the infrastructure necessary for city life. Day-to-day life is also supported by the community facilities available within the residential estate: these include, amongst other things, a communal lounge, a parcel collection point, a yoga terrace and a barefoot nature trail.
At Római Park , you can choose from a range of flats with different floor plans ; from practical studio flats right through to five-bedroom penthouses with panoramic views of the Buda hills, a variety of (future) homes of different sizes have been created.
When designing the residential complex, energy efficiency and the residents’ day-to-day comfort were both key considerations. The heating and cooling of the A+ energy-rated buildings are provided by a heat pump system and ceiling-mounted cooling and heating panels, which enable lower running costs compared to conventionally designed flats, whilst smart home features make everyday living even more convenient.
A refurbished playground for the community
As the residential property development division of WING, strengthening local communities is also a key objective for LIVING, and forms one of the pillars of the company’s corporate social responsibility. With this approach in mind, LIVING and Óbuda-Békásmegyer Önkormányzata have renovated the Hatvany Lajos Street playground, during which play equipment in poor condition was dismantled, whilst usable items were refurbished and new play equipment was even installed.
„The completion of this development is particularly important to us, as the Római Park project marks our entry into the Buda housing market. In this development, too, we wanted to create homes that represent long-term value not only through their design and amenities, but also through their connection to their surroundings. It was in this spirit that we also took part in the refurbishment of the playground on Hatvany Lajos Street, with a view to creating tangible value for the wider local community as well,” – said Tibor Tatár, head of WING’s residential and office development division in Hungary.
With the granting of the occupation permit, the last available flats at Római Park are now ready for immediate occupancy. With over 90% of the development already sold, only 18 homes remain available. Thanks to the residential estate’s classification as a ‘rust belt’ area, buyers may also reclaim the 5% VAT provided the relevant conditions are met.
