Social housing may be created from a fifty-year-old school building in Újpest
The typical school building of the 1970s dominates the inner section of Baross Street in Újpest with its austere design. As pointed out in a previous article by Telex (https://telex.hu/gazdasag/2024/05/18/onkormanyzati-berlakasrendszer-ingatlanpiac-ujpest-baross-utca-iskola), the school has been vacant since 2007. Its owner, the Budapest Metropolitan Municipality, advertised it for sale or rent for a long time, during which time the condition of the abandoned building deteriorated significantly.
Finally, the building that did not find a buyer will be given a social function: within the framework of the AHA Budapest – Affordable Housing for All – Inclusive, Attractive and Sustainable Solutions for Housing and Energy Affordability project, with direct EU funding, the street-front building „A” of the two-building complex will be converted into a rental property. As revealed in the recent public procurement notice, the investment will be carried out by FORT-BAU Építőipari, Kereskedelmi és Szolgáltató Zrt. for approximately 1.3 billion forints, according to the plans of the Nartarchitects architectural firm.
They would like to convert Building A of the property located at 39-43 Baross Street into a testing centre in Újpest, which could serve as an example for the utilisation of ten to fifteen other disused schools owned by the capital city.
A diverse range of housing options and an internal park await those in need.
In addition to studio flats, there will also be two-room flats, and two flats larger than 100 square metres will be built for large families. During the renovation, which is now underway, only one of the old school buildings will be converted, but the organisers hope that the rear part of the school will also be renovated later.
The two buildings are now separated by a classic schoolyard, which will be converted into a communal park in the future, with a community garden created on the roof.
The building mass and character remain unchanged
The building has a total usable floor space of 2,449.69 m², with a ridge height (flat roof cornice height) of 8.95 metres in wing 64 and 11.94 metres in wing 67. Planned building height: 10.76 metres.

- Attic: 3 air-water heat pumps to meet heating/cooling and hot water production needs, acoustic insulation, 87 solar panels.
To create this, you will need:
- use of existing sewage and water connections, termination of existing gas connection
- Demolition of internal partition walls, construction of new partition walls, structural reinforcements, demolition and construction of facade infill walls, construction of new plastered and clinker-tiled thermal insulation facade, demolition of doors and windows, installation of new doors and windows, demolition of floor structures down to the frame, construction of new floor structures, demolition of roof structures down to the frame, construction of new flat roofs with straight structures
- 1,299 metres2 - landscaping work (landscaping, turfing, tree planting, flower box storage, 7 bicycle storage units, 8 car parking spaces, asphalt access road, demolition, renovation and construction of fencing)
- Partial demolition and renovation of two entrance staircases, demolition of one entrance staircase and construction of a new staircase, construction of one barrier-free ramp.
