Construction of the staff accommodation in Balatonfüred has begun

A total of 15 staff accommodation units are to be built across two buildings in Balatonfüred, on Fürdő Street, using a modern CLT construction method. During the public procurement procedure, the bids submitted by VEMÉV-SZER Kft. and LATEREX Zrt. were deemed the most favourable.

The development under the Építési és Közlekedési Minisztérium project is to be carried out on a plot of land in Balatonfüred that is currently undeveloped and lacks utility connections. The EU public procurement notice (TED) announcement states that the successful bidder VEMÉV-SZER Kft. and LATEREX Zrt. consortium won the contract with a bid of 1.386 billion forints net. The project has a duration of 426 days. Funding for the project is provided by the Balaton Development Council, the Ministry of Public Administration and Regional Development, and Balatonfüred Local Council.

A diverse mix of housing units could be developed

As part of the development, two residential buildings, each with a usable floor area of 876.3 square metres, are to be constructed in accordance with the MCXVI Építészműterem plans. The buildings will comprise a ground floor and two upper floors, housing a total of 15 flats. The majority of the apartments on offer will be 60–70 square metres in size, with two bedrooms and an open-plan kitchen and living area, but there will also be smaller one-bedroom homes, as well as one apartment exceeding 100 square metres.

Affordable housing is being offered to public sector workers

According to the plans, the properties may be offered to public sector employees through a tender process, on terms more favourable than market rates. Parking for the flats will be provided on-site as surface-level parking, and each flat will also have a storage room.

A Hungarian innovation dating back more than 100 years is also reflected in the buildings

A key feature of the project is the use of modern, timber-based construction technology: the load-bearing structure of the buildings can be constructed from three-layer CLT panels. This solution offers the advantage of rapid construction and is also beneficial from a sustainability perspective.
The mass of the buildings can be lightened by wraparound balconies, whilst the ground floor can accommodate the necessary service functions – such as storage rooms, waste storage and plant rooms.

Another interesting feature of the project is the simple Haidekker mesh used on the façades, which is a common architectural element in the Lake Balaton region.

As well as its aesthetic appeal, it serves several functions: it provides shade and restricts visibility. This Hungarian innovation, dating back over a century, ensures the preservation of the façade’s green surface through a material-efficient yet extremely rigid structure. The project may involve not only the construction of the buildings but also the development of the entire surrounding area: the installation of utility connections, landscaping, the creation of green spaces, as well as the construction of car parks, walkways and a playground.
