HAVI's new centre in Alsónémedi arrives on the domestic logistics market as a flagship

The aim of the development is to expand storage capacity, create high-quality working conditions, and support environmentally conscious and efficient logistics operations.

In February 2026, Market Asset Management Zrt. handed over the keys to HAVI Logistics Kft."s new food logistics centre in Alsónémedi, which was tailored to specific requirements. The project was launched with a ceremonial laying of the foundation stone in November 2024, and we previously reported on the construction process in our newspaper reported on the construction process earlier in our newspaper.

Founded in 2019, Market Asset Management Zrt."s latest development, built-to-suit (BTS), was built by Market Építő Zrt., which takes the capacity and sustainability of the company's international supply chain to a new level. The facility received its occupancy permit in December 2025, in line with preliminary plans, allowing HAVI Logistics Kft. to move into its new base as a long-term tenant, which is considered the ”flagship of logistics centres".

The heart of the 18,500-square-metre distribution centre is a warehouse system equipped with special cooling technology: the size and technological standard of the more than 3,600-square-metre frozen storage area and the nearly 3,000-square-metre other refrigerated area are unique in Hungary. The facility is complemented by a three-storey office and social block.

According to the contractor, the development was completed on schedule despite a very tight schedule, while remaining within budget.

Focus on sustainability: gas-free operation and BREEAM Excellent certification

In line with the sustainability strategy of Market Csoport, environmentally conscious solutions played a key role in the development. The hall has an A+ energy rating, the office has an A++ rating, the development meets the strict requirements of the EU Taxonomy, and BREEAM is in the process of obtaining an „Excellent” rating.

„The building does not use natural gas or any other fuel at all: heating is provided by recovering and utilising waste heat generated during high-performance cooling technology, which results in significant energy and cost savings. Operation is made efficient by a smart energy management system, presence and motion-sensing lighting, and energy-efficient mechanical equipment.”

In line with sustainability efforts, nearly 27,000 square metres of green space were created, 250 trees were planted to preserve biodiversity, more than 1,300 native drought-tolerant shrubs were planted, and bird baths and feeders were installed.

Cutting-edge technology in logistics

The specialists at Market Építő Zrt. have incorporated state-of-the-art warehouse technology solutions tailored to individual needs, enabling tenants to serve their customers to the highest standard.

Logistics processes are supported by an advanced camera system, number plate recognition access control and an internal traffic management system, while refrigerated goods are handled by docks equipped with electric cargo space cooling.

Efficiency and space utilisation are enhanced by a semi-automatic shuttle shelving system installed by the tenant. The design and layout of the building allow for future expansion.

Coordinated specialist background for efficient implementation

The project was implemented in accordance with the principles of BTS, or built-to-suit construction, and the building will be adapted to the needs of future tenants. Several companies belonging to Market Csoport are involved in the creation of the 18,500 square metre distribution centre. The group's property development company, Market Asset Management Zrt., was responsible for the investment. The design work was carried out by Lean Tech Mérnökiroda Kft., founded in 2016. The construction was managed by Market Építő Zrt., which has 30 years of experience. The civil engineering work was entrusted to the experts at OKM Építőipari és Szolgáltató Kft.. The production of prefabricated concrete elements played a key role in the construction, which was provided by PREbeton Zrt. with a capacity of up to 5,000 cubic metres per month. The structural engineering tasks were carried out by Moratus Szerkezetépítő Kft., whose previous projects include the buildings of Mol Campus and MVM Dome, among others. TRAG‑Plan & Engineering Services Kft. was involved in the electrical and building automation design of the logistics centre. MRKT Padló Kft., a specialist in industrial flooring and screed construction, played a major role in the construction.
