State-of-the-art design solutions and a layout that meets high energy efficiency standards ensure that the apartments under construction can be operated cost-effectively in the long term.

The MyCity Panorama villa complex is being built on a prominent hilltop in Csillaghegy, on the hillside directly above Forest Hill, offering unrivalled views of the capital from every apartment, whilst the proximity to nature ensures peace and quiet and fresh air.

The construction work currently underway is the third phase of a multi-stage development project, which involves the construction of five buildings and 57 flats. The contractor SWIETELSKY Magyarország Kft. took over the site in early March 2026. The company’s experts have provided our newspaper with an update on the current status of the project.

 

 

The impact of the weather on construction

As reported, significant ground improvement and backfilling work was carried out prior to construction by the developer, Pusztakúti 12. Kft.. The start of the actual construction work was delayed by unfavourable weather conditions at the beginning of the year.

Construction work could only begin once the frozen ground had thawed and the necessary soil mechanics tests could be carried out.

 

 

Complex construction on sloping ground

The hillside location presents a number of technical challenges. Particular attention must be paid to waterproofing against groundwater, as well as to the coordination of retaining walls and structures being built at different stages.

Coordinating the various trades during construction is also a complex task: whilst the building structures are constructed in several phases, some of the electrical and mechanical service routes must be installed in advance across the entire site.

Work is currently underway on the insulation of the foundation slabs and the structural framework, alongside the installation of basic building services and electrical systems. A key aspect of the work involves the special formwork for the lift shafts and the use of waterproofing technology to protect against groundwater.
 

Construction work is likely to pick up pace once the crane has been installed

In the coming period, a second tower crane will also be installed, which will enable work processes to be accelerated. Following this, bricklaying work can begin, along with the further installation of high- and low-voltage systems and mechanical engineering networks.

For the project to progress, it is essential that the various disciplines work in parallel, which remains a key factor at this stage as well.

 

 

Terraced development on a former industrial site

The development is being realised in harmony with the natural, hillside setting, which fundamentally shapes the architectural design. The buildings are arranged in a stepped formation, following the natural contours of the land.

The five buildings are divided into several units, with internal connections at basement level, whilst ground-level entrances provide access at street level. Each building will feature a central circulation core, a lift and a stairwell.

Modern design and the highest energy efficiency standards ensure that homes are not only comfortable but also economical, meaning that running costs can be kept to a minimum.

 

 

Living spaces designed to offer panoramic views

When designing the flats, orientation and making the most of the views were key considerations. Each flat has a balcony or roof terrace, and the staggered layout ensures that even the rear buildings enjoy views.

The range of properties on offer extends from smaller two-bedroom flats to larger family homes. The ground-floor flats have their own gardens, complemented by communal green spaces.

Good transport links and leisure facilities

There are several leisure options in the area: the Csillaghegy Beach is nearby, and Római-part is also within easy reach. For nature lovers, the Rókahegy quarry offers a great spot for a day out.

Transport links are excellent: the HÉV station is around 500 metres away, and several bus stops are within 250 metres.

The project is expected to be completed by the end of May 2027.
